Climate

Warm, sunny summers (highs 88-92°F) and mild winters (lows in the 40s-50s). Hurricane season runs June through November. Most days are sunny year-round. Beach weather April through October.

Safety

Crime varies widely by neighborhood. St. Johns County, Ponte Vedra, Nocatee, and the beaches consistently rank among the safest. Like any metro, urban Jacksonville has areas worth understanding before you commit.

Cost of Living

About 3-5% below national average for groceries, transportation, and utilities. Housing is the variable: significantly cheaper than South Florida or major metros, comparable to or slightly above national average in premium areas like Ponte Vedra.

Education

Schools matter, and districts vary.

School zoning is one of the most important factors in choosing where to live. Northeast Florida has four counties with very different reputations. Here's the lay of the land.

St. Johns County
#1 ranked in Florida. Consistently top-rated public schools. Highly competitive zoning. Major draw for relocating families.
Duval County
Largest district, most varied. Magnet programs (Stanton, Paxon, LaVilla) are nationally ranked. Strong school choice options.
Clay County
Family-focused suburban district. Strong newer schools in Fleming Island and Oakleaf. Affordable areas with quality education.
Nassau County
Smaller district. Amelia Island and Yulee. Quality schools in a quieter, beachier setting. Growing as families discover it.
School zoning matters before you buy. A home five minutes apart can sit in two different school zones with very different ratings. Ask me for the school zone overlay on any property you're considering. I'll pull it before we tour.
Healthcare

Major systems, strong coverage.

Northeast Florida has three large hospital systems plus Mayo Clinic Jacksonville, one of the top-ranked hospitals in the country. Care is accessible from every county we serve.

Mayo Clinic Jacksonville
Nationally ranked across multiple specialties. Cancer, transplant, neurology, cardiac care. A primary draw for retirees and patients with complex needs.
Baptist Health
Largest local system. Hospitals in Jacksonville, Beaches, Nassau, and Clay. Baptist Children's Hospital is the region's pediatric anchor.
Ascension St. Vincent's
Multiple campuses across Northeast Florida including Riverside, Southside, and Clay. Strong cardiac and orthopedics programs.
UF Health Jacksonville
Academic medical center with Level 1 trauma services. Affiliated with the University of Florida College of Medicine.
Florida Specifics

Things you don't worry about up north.

Buying in Florida has its own playbook. Here's what every relocator needs to understand before they sign.

Homestead exemption · Saves you ~$750/year on property tax once you make Florida your primary residence. File before March 1.
Hurricane insurance · Required for most lenders. Wind, flood, and standard hazard are often separate policies.
Flood zone matters · Even inland areas can be Zone X but classified flood-prone. Pull the FEMA map before you fall in love.
CDD fees · Common in newer master-planned communities. Adds $1-3K/year on top of HOA. Disclosed but easy to miss.
Roof age = insurance cost · Roofs over 15 years can be uninsurable or 3-4x normal premium. Always check before offering.
4-point inspection · Required for many insurance carriers on homes 25+ years. Looks at roof, HVAC, plumbing, electrical.
WDO (termite) inspection · Florida humidity is brutal on wood. Always include in due diligence.
School zones are everything · St. Johns County consistently ranks #1 in Florida. Duval and Clay have great pockets but vary widely.
