Set your floor. The transactions below this number cost you more than they pay.

Define what you sell. Depth beats breadth.
e.g., single family, expired listings, relocating buyers, move-up sellers.

Perimeter
Protect your geography. Drive time is real cost.
Zip codes, neighborhoods, or radius.

Personality
Define who you serve. Pick the clients you want more of.

The verdict. Read what you wrote above. If a quiet Tuesday filled with that work would feel right, you have a lane. If it still feels scattered, narrow each P further until what's left is clearly worth your time.
