Team,
This one covers two weeks: the September 18 report did not go out, so everything below runs from the September 11 census to this morning. Full census again: all 617 program-source records were pulled and the count matched Follow Up Boss exactly. Excluding non-roster claimers leaves a 530-lead roster pool on the same 15-agent roster, up from 478 on September 11. That move is 57 new leads claimed by roster agents, less 5 records that were reassigned from roster agents to Jon (all five already in Graveyard, including the "TEST Attribution" record from last time): 478 + 57 - 5 = 530. Nothing is restated.
| A third closing. Rita (Heather Strazinsky, a Quo call-in created August 15) moved from Working with straight to Closed. The program now has 3 closings (Tammie Johnson with Sandy, Igor Taravo with Gregory, Rita with Heather) and 9 leads at or past an agreement, up from 8. Two of the three closings came from Quo call-ins. |
| Appointments finally moved. After four straight reports at nine, the appointment count is 11: Timothy Latimore (Heather, Quo call-in from September 20, Appointment Set) and George Desamone (Danielle, Quo call-in from August 1, now Met with customer). Both are Quo. |
| Last two weeks | Program to date | Sep 11 (program to date) | |
|---|---|---|---|
| Leads received | 57 | 530 | 478 |
| Contacted (call or text) | 50 (87.7%) | 491 (92.6%) | 441 (92.3%) |
| Working with | 20 (35.1%) | 129 (24.3%) | 137 (28.7%) |
| Reached appointment or beyond | 1 (1.8%) | 20 (3.8%) | 17 (3.6%) |
| Under agreement or better | 0 | 9 (1.7%) | 8 (1.7%) |
| Closed | 0 | 3 (0.6%) | 2 (0.4%) |
| Referred out | 6 (10.5%) | 33 (6.2%) | 27 (5.6%) |
| Still live | 46 (80.7%) | 375 (70.8%) | 342 (71.5%) |
| Dead or disqualified | 5 (8.8%) | 119 (22.5%) | 107 (22.4%) |
Contacted means at least one call or text logged. Drip email does not count. Still live is everything that is not dead and not referred out. Roster agents only; non-roster claimers are excluded and accounted for in section 9. Last two weeks means the 57 records that were not in the September 11 census (created September 9 to this morning); 5 of the 57 are Quo call-ins. 28 leads a week is in line with the 35 to 38 a week of the prior three reports.
Vs September 11, program to date: leads 478 to 530 (+52), contacted 441 to 491 (+50), working with 137 to 129 (-8), appointment or beyond 17 to 20 (+3), under agreement or better 8 to 9 (+1), referred out 27 to 33 (+6), still live 342 to 375 (+33), dead 107 to 119 (+12).
| Working with went DOWN while the pool went up, 137 to 129, even though 20 of the new leads are labelled Working with. Reading the record-level changes: 10 leads that were Working with on September 11 were moved to Dead (Dan Russo 5, Chad 4, Sean 1), 11 were moved back to Trying to reach (Dan 8, Chad 3) and 3 to New (Dan). That is mostly a labelling clean-up of day-one "Active Client" tags, which is the right direction: the Working with count is now closer to meaning what it says. |
| Step | Count | % of leads | Step conversion |
|---|---|---|---|
| Leads received | 530 | 100% | |
| Contacted | 491 | 92.6% | 92.6% of leads |
| Working with | 129 | 24.3% | 26.3% of contacted |
| Reached appointment or beyond | 20 | 3.8% | 15.5% of working with |
| Under agreement or better | 9 | 1.7% | 45.0% of appointments |
| Under contract or closed | 4 | 0.8% | 44.4% of agreements |
| Referred out (exits the funnel) | 33 | 6.2% | 6.7% of contacted |
Referred out is a separate exit, not a step: those leads left our funnel to another agent and are tracked in section 5a, so they are shown here for completeness but are not part of the step conversions above.
| The bottleneck is the same, and it moved a little. We contact 92.6% of leads and get 26.3% of those into an active working relationship, but only 15.5% of the leads we are working with reach an appointment (12.4% on September 11). Two things moved that number: two new appointments, and the Working with pile shrinking as day-one labels were cleaned up. Past the appointment step the numbers are good: 45.0% of appointments reach an agreement and 44.4% of agreements have gone to contract or closed. |
3a. Where the last two weeks' leads sit

| Under agreement | 0 | 0% |
| Under contract | 0 | 0% |
| Closed | 0 | 0% |
| Total | 57 | 100% |
20 of the 57 are labelled Working with and 21 Trying to reach, a more even split than the 18 of 35 Working with on September 11, which fits the relabelling above. 6 of the 57 are already Referred Out, the most in any window so far (Luis, Sean, Dan, Norman, Chad, Danielle, Heather one each). One is already at Appointment Set (Timothy Latimore, Heather). 5 of the 57 are dead within days of creation (Dan 3, Sandy 2), which is quick triage rather than a lead-quality verdict.
3b. Who took the last two weeks' leads
| Agent | # Leads | # Contacted |
|---|---|---|
| Dan Russo | 19 (33.3%) | 14 (73.7%) |
| Chad Petree | 10 (17.5%) | 10 (100%) |

| Jason Terenzi | 1 (1.8%) | 1 (100%) |
| Luis Perez Roman | 1 (1.8%) | 1 (100%) |
| Tammy, Argen | 0 | 0 |
| Total | 57 (100%) | 50 (87.7%) |
7 of the 57 have no call or text yet: Dan 5, Mike 1, Sarah 1. Dan Russo took 33% of the window's intake (19 of 35 last time as well); 2 of the 15 agents took none (Tammy and Argen), against 7 last time, so the spread improved. Chad's 10 and Sandy's 5 were all contacted.

4b. Per agent
Every column after Leads is a share of that agent's own leads. Leads itself is a share of the whole program. Each row sums across to that agent's lead count; the Leads column sums to 530.

| Total | 530 | 23 | 180 | 129 | 26 | 11 | 5 | 1 | 3 | 33 | 119 |
| Read the per-agent columns with this caveat. Agents log the same pipeline very differently. Gregory Grant shows 78% Working with and 0% Trying to reach; Danielle Rodriguez shows 49% Trying to reach and 16% Working with; Sandy Swanson shows 0% Working with and 45% Dead; Dan Russo, after his clean-up, shows 13% Working with and 37% Trying to reach (76% and 0% two weeks ago). Those gaps are stage-labelling habits as much as pipeline differences, so comparing any single column across agents is unsafe without asking what they mean by the label. Sean Fleming (4 leads) and Norman Rodriguez (11) are still new to the program; their counts are not a performance signal yet. |
5a. Referral check-ins (33 referred out, 21 check-ins due, 7 new in two weeks)

Aged from the last human touch read in each of the 33 records' timelines on September 25. Automated drip carries "via action plan" and was excluded; Chad's templated "Your weekly follow up email" was treated the same way. Anything over 14 days since a human touch is marked check-in due: 21 of 33 today, against 14 of 27 on September 11. Seven records are new since September 11 (Emma Martin (Luis), Judith Silko Miller (Sean), Rae Drinkwater (Dan), Valeria Piedra (Norman), Kenny Collazo (Chad), Michael Mccants (Danielle), Donald Markey (Heather)). One left: Sol W (Sandy) was moved from Referred Out to Graveyard, which resolves the restage question from last time. 11 of the 33 records still do not name the receiving agent: Viorel Pacala (Danielle), Shiesha Singleton (Dan), Jennifer Timko (Dan), Fabia Aponte Mendez (Dan), Pawan Chinapattala (Dan), Judith Silko Miller (Sean), Rae Drinkwater (Dan), Valeria Piedra (Norman), Michael Mccants (Danielle), John Sudic (record is named neighborhood-inquiry) (Chad), Kenny Collazo (Chad).
Referral updates in the last two weeks
5b. Never called or texted (39 leads, 7.4% of program)
| Agent | Never called or texted | % of their leads |
|---|---|---|
| Sarah Luther | 7 | 12.1% |
| Argen Mustafa | 6 | 14.3% |
| Dan Russo | 6 | 13.0% |
| Danielle Rodriguez | 6 | 7.8% |
| Gregory Grant | 5 | 12.2% |
| Mike Pisacreta | 3 | 10.3% |
| Jason Terenzi | 2 | 12.5% |
| Chad Petree | 1 | 1.5% |
| Heather Strazinsky | 1 | 2.3% |
| Luis Perez Roman | 1 | 4.0% |
| Tammy Baranowski | 1 | 5.0% |
| Total | 39 | 7.4% |
37 on September 11 (7.7%), 39 today (7.4%). Sarah Luther is at 7 (6 last time); Dan Russo is at 6, four of them from the last week (Linda Harris, Neal Fensterwalod, Yolanda Glaze, Sergey). Email alone does not count as contact.
5c. Quo call-ins
| Count | |
|---|---|
| Quo leads claimed by roster agents | 61 |
| Contacted by call or text | 55 (90.2%) |
| Never called or texted | 6 (9.8%) |
| Quo is now the best-converting source in the program. Its contact rate is 90.2% against 92.6% for the program as a whole (83.9% on September 11), and 7 of the 11 appointments, 5 of the 9 agreements-or-better and 2 of the 3 closings are Quo call-ins. 6 Quo leads still have no logged call or text: Danielle 2, Gregory 2, Sarah 1, Tammy 1. Two of those six (Nicholas Ippolitto and Igor Taravo, Gregory) are at Agreement Signed and Closed, so the call log is missing rather than the contact. |
| Client | Agent | Stage | Lead created |
|---|---|---|---|
| Lisa Lovitsch / Leslie Hubbell | Chad Petree | Listing agreement | Aug 25 |
| Rita | Heather Strazinsky | Closed | Aug 15 |
| Tim Huhn | Tammy Baranowski | Agreement Signed | Aug 12 |
| Nicholas Ippolitto | Gregory Grant | Agreement Signed | Jul 30 |
| Igor Taravo | Gregory Grant | Closed | Jul 30 |
| Kimberly Mills | Jason Terenzi | Agreement Signed | Jul 27 |
| Tammie Johnson | Sandy Swanson | Closed | Jul 16 |
| Alejandra Bennett | Sarah Luther | Under Contract | Jun 28 |
| Victor Abuna Gonzalez | Gregory Grant | Active listing | Jun 22 |
Nine leads at or past an agreement: the same eight names as September 11 plus Rita (Heather Strazinsky), closed, the program's third closing and its first from a lead created in August. Gregory Grant holds three of the nine. Nothing new reached Agreement Signed or Under Contract in the two weeks; the two moves up the funnel were one closing and two appointments.
| # | Action | Who |
|---|---|---|
| 1 | Write the receiving agent on the 11 Referred Out records that do not name one. Without it the check-in table cannot say who to chase. | Chad, Dan, Danielle, Norman, Sean |
| 2 | Make the 21 referral check-ins that are due and log the update on the record. The oldest untouched are Jason Huff (75 days), the Straleys (64) and Janet Zappala (60). | Danielle 5, Dan 4, Luis 2, Sarah 2, Tammy 2, Alex 1, Argen 1, Chad 1, Gregory 1, Sandy 1, Sean 1 |
| 3 | Clear the 39 never-contacted leads, or mark them dead so they stop counting as live. Dan: your four from last week first. | Sarah 7, Argen 6, Dan 6, Danielle 6, Gregory 5 |
| 4 | Log the call on the 6 Quo call-ins with no call or text on the record (two of them are already signed or closed, so this is a logging fix). | Danielle 2, Gregory 2, Sarah 1, Tammy 1 |
| 5 | Book the next appointment out of the Working with pile. 129 active relationships are producing 11 appointments; both new ones this fortnight came from Quo call-ins. | Everyone |
| 6 | Keep the round-robin spread: one agent took 33% of the fortnight's intake and 2 agents took none, better than 7 of 15 last time. | Jon |
| Sep 15 to 21 daily average | Sep 8 to 14 daily average | Aug 25 to 28 daily average | |
|---|---|---|---|
| Clicks per day | 1,243 | 1,016 | 1,852 |
| Impressions per day | 120,700 | 115,300 | 182,300 |
Search traffic turned up in the second half of the window: Sep 15 to 21 averaged 1,243 clicks a day, up 22% on the prior week, and Sep 21 (1,396) was the best day since Aug 30. It is still about two thirds of the late-August level. Lead intake over the two weeks (57, about 28 a week) was in line with the 35 to 38 a week of the prior three reports, so the search dip and its partial recovery have not shown up in lead flow either way. Source: Google Search Console, live pull Sep 24, data through Sep 21.
Every figure comes from a full census of Follow Up Boss taken on September 25, 2026 at about 11:15 AM ET, not a sample and not an estimate. The people grid was filtered on Source including neighborhood-inquiry (549) and Quo (68), which returned 617 records, and all 617 were harvested in one view (a full scroll down, then a full scroll back up to catch recycled rows) and keyed on the person id. Three checks passed before this was written: the collected row count equals the grid's own "Showing 617", the ten bucket columns sum to each agent's own lead count, and the buckets sum to the pool total. Created dates are read from each record's machine-readable timestamp, not the relative text.
| Scope decision | What it means |
|---|---|
| Program to date | Every program-source lead a roster agent has claimed, with no date cutoff |
| Last two weeks | The 63 records that were not in the September 11 census (created Sep 9 to Sep 25); 57 of them claimed by roster agents |
| Roster pool | 530 of the 617 records, roster agents only (15 agents, unchanged) |
| Excluded | Jon Brooks (74 leads, held separately, including 5 Graveyard records reassigned from roster agents since Sep 11) and 13 records claimed by a non-roster agent; Donavan Arnold, Paris Herbin, Justin Timmons (none claimed) |
| Reconciliation | 530 roster + 74 Jon + 13 non-roster = 617; and 478 (Sep 11 pool) + 57 new - 5 reassigned = 530 |
| Referral check-ins | Aged from the last human touch read on each of the 33 timelines on Sep 25; drip marked "via action plan" and templated weekly emails excluded |
Nothing has been back-filled or estimated to make a total reconcile.
Follow Up Boss has 31 stages in use across the roster pool. Every one maps to exactly one bucket below, and the buckets always sum to the total, so nothing is double counted and nothing is dropped. If a new stage appears and is not on this list, the report fails rather than quietly ignoring it. One new stage appeared this time, Met with customer (George Desamone, Danielle), and was added to Appointment alongside Met With.
| Bucket | Follow Up Boss stages that roll into it |
|---|---|
| New | Lead, Contact |
| Trying to reach | Attempted contact, Spoke with customer, Unresponsive, No Answer Follow Up |
| Working with | Active Client, Active/Shopping Client, Hot Prospect, A - Hot 1-3 Months, B - Warm 3-6 Months |
| Long-term nurture | Nurture, Nurture (put tag), C - Cold 6+ Months |
| Appointment | Appt Set, Appointment Set, Appointment Set and Not Signed, Met With, Met with customer, Showing homes |
| Under agreement | Agreement Signed, Submitting offers, Listing agreement, Active listing |
| Under contract | Under Contract |
| Closed | Closed |
| Referred out | Referred Out |
| Dead | Graveyard, Spam or Bad Contact, Has Agent, Renter, Transfer Out, Vendor |
The judgement calls worth knowing: Hot Prospect and A - Hot 1-3 Months count as Working with, because they describe an active relationship. Nurture and C - Cold do not. Spoke with customer stays in Trying to reach, because one conversation is not yet a working relationship. And an active listing counts as signed, which is why Listing agreement and Active listing land in Under agreement.
Have a good weekend.
