Momentum Housing Data · Seller Series
Every “best month to sell” article says spring. Here is what 66,287 recorded closings in Florida actually show — and the piece the folklore misses: closings lag listings by roughly two months, so the question that matters is when to list.
| Close month | Closings | Share of year | Median price |
|---|---|---|---|
| January | 3,137 | 4.7% | $361,000 |
| February | 4,115 | 6.2% | $368,335 |
| March | 5,552 | 8.4% | $376,750 |
| April | 6,066 | 9.2% | $375,000 |
| May | 6,855 | 10.3% | $390,000 |
| June | 9,260 | 14.0% | $399,000 |
| July | 9,877 | 14.9% | $396,000 |
| August | 5,655 | 8.5% | $381,000 |
| September | 3,836 | 5.8% | $361,520 |
| October | 4,035 | 6.1% | $365,000 |
| November | 3,447 | 5.2% | $361,000 |
| December | 4,452 | 6.7% | $375,000 |
Reading it honestly: the seasonal edge is real but secondary — July closes 3.1× what January does, yet even the slowest month closed 3,137 sales in this data. Pricing against recent closed comps moves outcomes far more than the calendar; the failed-listing record is overwhelmingly a pricing story, in every month. Selling into a specific season also means preparing a month or two before the listing month — work backward from May.
