Why Isn’t My House Selling? Florida’s Failed-Listing Record

Momentum tracks every Florida listing in its licensed MLS feeds that ends without a sale — canceled, expired, or withdrawn. In the last 12 months that was 201,552 listings. Here is what they have in common, so yours doesn’t join them.

The quick answer

If your house isn’t selling in Florida right now, the record says the most likely reason is price relative to current closings — and that late, small price cuts don’t fix it. Of the 201,552 listings that failed in the last 12 months, 71.6% reduced price at least once and still didn’t sell; the median failed listing asked $405,000 and was pulled after 92 days. The market isn’t refusing to buy houses — the counties below recorded well over 100,000 closings in the same window. It is refusing specific prices.

What the failed listings have in common

They corrected too little, too late — or not at all. 28.4% of failed listings never changed price once. The other 71.6% did cut — and still failed, which is the more sobering number: by the time many sellers adjust, buyers have moved on to fresher inventory, and a listing with 60+ days of market time carries a “what’s wrong with it” discount of its own. The record favors pricing against the latest closed comparables from day one, and making any correction early and in one decisive move rather than a series of small trims.

The clock matters more than sellers think. The median failed listing lasted 92 days — but in most major Florida counties, the median successful community sells in 46–72 days. A listing meaningfully past its county’s typical market time without strong showing activity is the market’s feedback, in data form.

The honest checklist

Before relisting or cutting again, pressure-test four things against data, not hope: price (against the last 90 days of closed sales in your community — our community pages publish them); first-impression condition (the photos and the first 10 feet); access (every declined showing is a lost buyer in a market with this much competition); and carrying-cost transparency (in CDD communities, buyers increasingly compare total monthly cost — our fee data shows what they’re seeing). An agent should be able to show you the failure data for your specific area, not just their wins.
