Momentum Housing Data · Seller Series
Every “best month to sell” article says spring. Here is what 1,515 recorded closings in North Florida actually show — and the piece the folklore misses: closings lag listings by roughly two months, so the question that matters is when to list.
| Close month | Closings | Share of year | Median price |
|---|---|---|---|
| January | 66 | 4.4% | $230,000 |
| February | 82 | 5.4% | $290,000 |
| March | 88 | 5.8% | $295,500 |
| April | 136 | 9.0% | $325,000 |
| May | 144 | 9.5% | $313,186 |
| June | 260 | 17.2% | $323,530 |
| July | 242 | 16.0% | $337,495 |
| August | 137 | 9.0% | $320,000 |
| September | 86 | 5.7% | $290,000 |
| October | 79 | 5.2% | $310,250 |
| November | 88 | 5.8% | $301,500 |
| December | 107 | 7.1% | $313,000 |
Reading it honestly: the seasonal edge is real but secondary — June closes 3.9× what January does, yet even the slowest month closed 66 sales in this data. Pricing against recent closed comps moves outcomes far more than the calendar; the failed-listing record is overwhelmingly a pricing story, in every month. Selling into a specific season also means preparing a month or two before the listing month — work backward from April.
A Momentum agent will run your community’s own closed-sale record and build the timeline backward from your target month — free, no obligation.
