Momentum Housing Data · Seller Series
Every “best month to sell” article says spring. Here is what 20,684 recorded closings in Northeast Florida actually show — and the piece the folklore misses: closings lag listings by roughly two months, so the question that matters is when to list.
| Close month | Closings | Share of year | Median price |
|---|---|---|---|
| January | 1,007 | 4.9% | $333,500 |
| February | 1,356 | 6.6% | $349,745 |
| March | 1,831 | 8.9% | $350,000 |
| April | 1,906 | 9.2% | $347,000 |
| May | 2,221 | 10.7% | $359,590 |
| June | 2,766 | 13.4% | $378,520 |
| July | 2,681 | 13.0% | $365,000 |
| August | 1,527 | 7.4% | $355,000 |
| September | 1,331 | 6.4% | $343,890 |
| October | 1,394 | 6.7% | $343,750 |

Reading it honestly: the seasonal edge is real but secondary — June closes 2.7× what January does, yet even the slowest month closed 1,007 sales in this data. Pricing against recent closed comps moves outcomes far more than the calendar; the failed-listing record is overwhelmingly a pricing story, in every month. Selling into a specific season also means preparing a month or two before the listing month — work backward from April.
