Momentum Housing Data · Seller Series
Every “best month to sell” article says spring. Here is what 1,658 recorded closings in the Panhandle actually show — and the piece the folklore misses: closings lag listings by roughly two months, so the question that matters is when to list.
| Close month | Closings | Share of year | Median price |
|---|---|---|---|
| January | 81 | 4.9% | $407,000 |
| February | 106 | 6.4% | $391,301 |
| March | 128 | 7.7% | $414,995 |
| April | 141 | 8.5% | $389,900 |
| May | 157 | 9.5% | $394,900 |
| June | 275 | 16.6% | $392,900 |
| July | 270 | 16.3% | $380,000 |
| August | 159 | 9.6% | $416,500 |
| September | 88 | 5.3% | $398,500 |
| October | 82 | 4.9% | $405,130 |
| November | 69 | 4.2% | $399,900 |
| December | 102 | 6.2% | $390,136 |
Reading it honestly: the seasonal edge is real but secondary — June closes 4.0× what November does, yet even the slowest month closed 69 sales in this data. Pricing against recent closed comps moves outcomes far more than the calendar; the failed-listing record is overwhelmingly a pricing story, in every month. Selling into a specific season also means preparing a month or two before the listing month — work backward from April.
A Momentum agent will run your community’s own closed-sale record and build the timeline backward from your target month — free, no obligation.
