Reading it honestly: the seasonal edge is real but secondary — June closes 3.5× what November does, yet even the slowest month closed 237 sales in this data. Pricing against recent closed comps moves outcomes far more than the calendar; the failed-listing record is overwhelmingly a pricing story, in every month. Selling into a specific season also means preparing a month or two before the listing month — work backward from April.
