Typical home value (Zillow ZHVI, middle tier, smoothed, seasonally adjusted) in Sep 2026 versus each county's own peak month since 2019.

Charlotte leads the correction at 23.9% below its Aug 2022 peak. The peaks themselves are spread out: 21 counties peaked in 2022, 1 county peaked in 2023, 28 counties peaked in 2024, 3 counties peaked in 2025, 14 counties peaked in 2026. A county that peaked in 2024 and is 5% off is in a different place than one that peaked in 2022 and is 5% off: the first is a fresh dip, the second has been flat for years.

Sorted deepest correction first. "vs. low" is the recovery from the lowest month after the peak; "(new low)" means Sep 2026 is that month. Movers / 1k: net domestic migration per 1,000 residents, 2020 to 2025.

Cite this: Momentum Realty (movewithmomentum.com), "Florida home prices since their peak," Sep 2026 data, 2026-11-01. Media: Jon Brooks, Co-Founder, jon@movewithmomentum.com, 904-570-1216. The underlying county and ZIP figures are on the housing map.

How we measured

Peak: each county's highest monthly Zillow Home Value Index reading from January 2019 to Sep 2026. Low: the lowest reading after that peak. Since March 2020: change from the March 2020 reading. Population and net domestic migration: Census Bureau county population estimates, vintage 2025 (April 2020 base). Inventory vs. 2019: Realtor.com Research monthly active-listing counts, same calendar month. Price tiers: Zillow's bottom-third and top-third ZHVI series. Everything refreshes when the sources do, roughly monthly.

Questions

What does "vs. its own peak" mean for a Florida county?

Each county's peak is its own highest monthly Zillow Home Value Index reading since 2019, not a fixed date. Many Florida counties peaked in 2022, but others set their high in 2024 or are at a new high now, so a single "2022 peak" would understate some corrections and invent others.

Which Florida counties have fallen the most from their peak?

As of Sep 2026, Charlotte is 23.9% below its Aug 2022 peak, the largest gap among Florida's 67 counties with data. 9 counties are 10% or more below their peak and 35 are 5% or more below.

Are home values still falling?

20 of 67 counties set a new post-peak low in Sep 2026, meaning values there had not bounced yet. The statewide median county is 5.2% below its own peak; 8 counties are at or within half a percent of a new high.

Which Florida ZIP codes have fallen the most?

32202 (Jacksonville, Duval County) is 39.7% below its Sep 2022 peak, the deepest of 924 Florida ZIPs with a reading. 244 ZIPs are 10% or more below their own peak.

Where does this data come from?

Zillow Research's county Home Value Index (middle tier, smoothed, seasonally adjusted), the U.S. Census Bureau's county population estimates (vintage 2025, net domestic migration), Realtor.com Research active-listing counts, and Momentum Realty's own MLS feeds. Figures update monthly; the map updates with them.
