Jacksonville homes under $219,000: how many exist, what they actually are, and where they sit
National reporting puts the Jacksonville "starter home" at just over $219,000. We ran the full realMLS active inventory to see what a first-time buyer at that price point actually faces — every figure below is computed from the complete MLS feed, not an estimate, and every listing in that segment is plotted on the live map further down.
What the under-$219K inventory actually is
The headline count overstates what a buyer shopping for a house will find. About a third of the segment is condominiums — where association fees often offset the mortgage savings the lower price implies — and the single-family share thins fast outside the urban core.

Can a buyer with 3% down actually win one?
Sellers in this segment already accept low-down-payment buyers routinely: of roughly 6,350 Duval County closings under $300,000 in the trailing twelve months, 34% were FHA or VA financed — programs where buyers typically put down 3.5% or less. The obstacle is not the down payment. It is competition: nearly 30% of those same sub-$300K sales closed all-cash. While a first-time buyer saves for ten months, they are bidding against buyers who do not need financing at all.

Snapshot figures computed July 8, 2026 from the complete realMLS active residential inventory (8,996 listings with a list price), deduplicated by listing ID. "City of Jacksonville" = listings whose MLS city is Jacksonville, excluding the Beaches municipalities. Property types per the MLS PropertySubType field. Financing mix from realMLS closed-sale records, July 2025–June 2026, Duval County closings under $300,000.
