About this map
The map opens on every US county. Zoom into Florida or Georgia (or search) for ZIP-level detail, live Momentum MLS counts, true cost to own and supply layers; those groups are marked "Florida and Georgia only" elsewhere. Color classes are set across all US counties at the national view and across Florida and Georgia counties once you zoom in.
Each county or ZIP is colored by the metric you pick. Colors are quantile classes: each color covers roughly the same number of areas, so the legend values are real cut points from the data, not round numbers.
Scores (overvaluation, momentum, long-term growth, investor, price direction) describe prices and market conditions only. They are not a rating of neighborhoods, schools or the people who live there, and they are not advice on where to live.
Projections (the Projections metric group and the "Where this is heading" block) are model estimates, not a guarantee or advice. The 12-month figures come from a back-tested county model; the 3-month odds come from Momentum's monthly Market Pulse. Each shows its own track record. See the methodology.
Supply and flows (IRS county-to-county migration, Census building permits, the Momentum Florida Distress Index and resale-at-a-loss shares) count homes, movers and dollars. They say nothing about who the movers are, and the map never rates areas by their residents.
Click a county to open its scorecard and see its ZIP codes; the breadcrumb above the legend returns to the county view. On the typical home value metric, the Then vs now slider under the legend recolors the map for any month since January 2000 (press Play to watch 2000 to today), and Change since colors by the percent change from a start month to today. Each scorecard carries three history charts: typical value since 2000 with the long-run trend, inventory and price cuts over the last 36 months, and days to pending against the Florida median.
Every row and score card carries a one-line comparison with the state's county median (or the county, for a ZIP). Track record in any scorecard opens the projection scoreboard: back-test by year, live calls and the next scoring date for the Florida (v2) and national (v3) models.
Use + Compare on any county or ZIP to put up to three areas side by side; Share copies a link that reopens the map exactly as you see it.
Income and population figures are never shown on their own. They are used only inside market ratios (price-to-income, affordability burden) and inside score parts, and are labeled as such.
