Why it's this wrong
- Condition & updates — a renovated kitchen or a dated one: same sq ft, six-figure difference.
- The lot — waterfront, preserve, or cul-de-sac vs. road-facing changes everything.
- Outliers — one flip or distressed sale drags the whole $/sq ft up or down.
- Layout & beds/baths — 3/2 vs. 4/3 at the same size don't sell for the same price.
- Views & orientation — golf, water, and preserve views aren't in the square footage.
- Upgrades & systems — pool, solar, impact windows, new HVAC: real money, invisible here.
- Unpermitted or mismeasured sq ft — public records are often wrong.
- Carrying costs — CDD bonds, HOA dues, and flood insurance change what buyers will pay.
- Timing & concessions — the market moves monthly; rate buydowns hide the true price.
- Micro-location — one street over can mean a different school and a different price.
