According to an Action News Jax investigation released on October 7th, 2021, approximately 25% of Single Family Homes in Jacksonville, Fl are owned by investors, and the trend is looking to continue. In sum, there’s about 274,000 homes in Duval County.

The more that investors buy in the market, the more that they control it. And, they’re able to push prices up faster and faster by raising comps after each sale.

Here’s some of the major investors in Duval county:

  • JWB - 843

  • Invitation Homes - 429

  • Opendoor - 413

  • American Homes for Rent - 393

The one benefit of buy-and-hold investors being in the market is that their homes cannot be homesteaded, so their property taxes are a major boon for the local government.
