Boomers Can’t Sell Their Homes and It’s About to Get WORSE

Since the beginning of the year, I’ve been doing a deep dive into every aspect of real estate and what drives sales, prices, and inventory.

Generally, these are the weighted variables for housing market drivers:

  • Mortgage Rates (25%)

  • Income & Employment (20%)

  • Housing Supply & Inventory (15%)

  • Demographics and Migration (10%)

  • Government Policy & Regulation (10%)

  • Investor Speculator Activity (7%)

  • Credit Availability (5%)

  • Construction and Labor Costs (4%)

  • Consumer Sentiment & Macro Events (4%)

Although these are GENERAL weights, every market is very different.

For example, Florida is more reliant on Demographics and Migration than other States — and we have much more Investor Speculation.

Today, we will explore how the Demographic shifts will impact Florida going into the future and how Boomer+ demographics will drive the market over the next decade.
