Becoming a Florida real estate agent is fairly simple... but what happens when it comes to actually finding the right Florida real estate brokerage to hang your license?

They tend to avoid tough questions and you end up signing an Independent Contractor Agreement that sends you into growth, profit, and legal trouble.

These are the questions Jon suggests you ask all real estate brokers before signing on with them!

  • Be weary about fixed hours - this could be an invalid agreement since there's a fine line between an independent contractor agreement and an employment agreement. If it's an employment agreement, you consider asking for benefits. This structure also determines who pays for the employment taxes.

  • Be weary of being forced to do things you don't want to do be weary of inappropriate comments and communications from top leaders at your company.

  • Interview your brokerages and ask them for their agent turnover ratio

  • Be sure to identify any promises or obligations of the company and hold them accountable. If there’s something missing that you think should be added, why isn't it there? Ask the broker/owner directly.

  • Ask who owns the website, YouTube channel, other assets like reviews that you build and accumulate.

  • Ask who owns the database when an agent leaves the team?

  • Ask for the success rate of agents who sign the independent contractor agreement and the longevity of agents at the company.

  • Ask what penalties if there are any if you leave or get fired? What happens to your commission?

  • Ask if the company has ever been in a lawsuit with any of its agents over its independent contractor agreement

  • Send the independent contractor agreement to your attorney
