Here's the Northeast Florida MLS stats for November 2022 vs 2021:

• Closed sales are down 43.9% YoY and 26.7% MoM from October.

• Pending sales are down 40.2% YoY and 9.2% MoM from October.

• Affordability Index is near a record low of 68 due to rising rates and record prices. Days on market are now up to 45 days.

• Active inventory has more than doubled over the last year.

The new market environment is a massive opportunity for gritty & strategic agents to grab market share from the agents who drop out of the market. This is a great reset between the agents who choose real estate as a profession versus the hobbyists. This is it!
