Momentum’s Lending Fund - CalmNest Legacy

Momentum’s Leadership has the ability to lend to you for your fix & flip projects by taking a 1st lien position against a property you are purchasing. These are private funds from Jon and Brittany.

Details are below:

  • Must be a 1st lien position property that is insured with proof of insurance with CalmNest Legacy LLC as a mortgage loss payee.

  • Must be a fix & flip, not a primary residence.

  • Up 100% financing of the purchase price (depending on skin in the game and equity in the property).

  • Ability to borrow funds (escrow holdback) for repairs as well if deal fits the criteria.

Financing Terms:

  • 12% interest (paid monthly) and 3 points upfront for origination, up to 100% financing.

  • 2% renovation service fee on the total loan balance (fee can be wrapped into the loan) if you qualify to borrow renovation funds. If you put down 10% of the purchase price and finance 50%+ of repairs, then this service fee is waived.

  • 6 month term with 6 month minimum interest, option to extend 6 months by paying 3 points as an extension fee.

  • Use of Titan Title Services LLC to close the property with loan documents and when you go to sell the property. Mortgage is recorded with the county.

  • Borrowers to provide a personal guarantee with an up-to-date liquidity statement.

  • Ability to finance within 5-10 days (as fast as title can get clear title & policy).
