Agent Income & Earnings Claims

Momentum Agents Average $80,000-$100,000 in Gross Income

Estimated average gross commission income earned by Momentum-affiliated agents based on internal brokerage records. This figure reflects the average across the full agent population including new and part-time agents, full-time producers, and team members.

2x the Florida Average

Comparison reference to publicly reported real estate agent income data for the state of Florida, including data published by the U.S. Bureau of Labor Statistics and the National Association of Realtors. The "2x" comparison is approximate and reflects the relationship between Momentum's reported average agent income and the publicly reported Florida agent income average for the most recent reporting period.

Income disclaimer: Past agent earnings do not guarantee future earnings. Individual agent income at Momentum Realty varies substantially based on each agent's experience, effort, market conditions, business plan execution, and many other factors. New agents and part-time agents may earn substantially less than the stated average, and may not earn any income at all. Real estate is a commission-based business; earnings are not guaranteed. Commission Structure & Fees

100% Commission Structure

Refers to Momentum Realty's compensation model under which affiliated agents retain 100% of the commission earned on each transaction, subject to payment of an annual cap to the brokerage and per-transaction fees, plus any standard E&O insurance, MLS dues, NAR dues, and similar industry-standard costs paid by real estate professionals at every brokerage. The 100% retention applies after the annual cap is satisfied.

$12,000 Annual Cap

The standard annual cap for individual agents at Momentum Realty as of the date of publication. Cap structure is paid in increments as transactions close throughout the cap year. Team members and certain agent categories may operate under different cap structures.

Per-Transaction Fee

A processing fee is collected on each transaction, ranging from approximately $50 to $295 depending on sale price tier. Fee structure is subject to change.

Commission structure, cap amount, and fee amounts are subject to change. Specific terms applicable to any individual agent are governed by the Independent Contractor Agreement executed between that agent and Momentum Realty. Prospective agents should review the full agreement before signing. References to other brokerages' commission structures, splits, and fees are based on publicly available information and may not reflect current terms or specific arrangements applicable to any individual agent at that brokerage.

Zillow Showcase Program

Statements regarding Zillow Showcase reference Zillow's premium listing placement product. Zillow restricts Showcase enrollment to approximately 10% of listings in any given market based on Zillow's program criteria. Momentum Realty is currently enrolled in the Zillow Showcase program. Not every Momentum listing will qualify for Showcase placement; eligibility is determined by Zillow based on factors including listing exclusivity, agent qualifications, and market conditions.

References commonly cited industry attrition statistics for licensed real estate professionals. Sources include reporting by the National Association of Realtors and industry trade publications regarding agent attrition rates within the first 5 years of licensure. Specific figures may vary by source, methodology, and reporting period.

"71% of Jacksonville Agents Didn't Close a Transaction Last Year"

References publicly available data on transaction-active agents in the Northeast Florida market area, based on NEFAR MLS transaction reporting. Methodology counts the proportion of NEFAR-licensed agents with zero closed transaction sides in the most recently completed calendar year.

"12,000+ Licensed Real Estate Agents in Jacksonville"

Approximate count of Florida Real Estate Commission (FREC) licensees with an active license registered to a brokerage located within Duval County or the surrounding Northeast Florida market area. Figure is based on publicly available FREC and NEFAR data and is subject to change.

Jacksonville Market Statistics

Statements regarding median home prices, average days on market, inventory levels, mortgage rate trends, and other Jacksonville-specific housing market figures are based on data from the Northeast Florida Association of Realtors (NEFAR), the Jacksonville Multiple Listing Service (NEFMLS / RealMLS), public sources including News4Jax reporting, Florida Realtors trade association data, and U.S. census data, as of the most recent reporting available at time of publication.

Housing market statistics are constantly changing. Figures used in editorial content and blog posts reflect the most recent data available at time of publication and may be out of date by the time a reader views the page. Financial Illustrations & Examples

"$6,250 More" and "8 Days Faster" Seller Impact Estimates

Illustrative figures shown on the /sell.html page calculating the financial impact of Momentum's performance premium for a hypothetical seller. The "$6,250 more" figure is calculated as 1.25% (the difference between Momentum's 97.98% sold-to-list ratio and the RealMLS Average of 96.73%) applied to a hypothetical $500,000 listing. The "$800 in additional savings" figure is an illustrative estimate based on 8 days of typical mortgage payment, property taxes, insurance, and utility carrying costs for a property in the $500,000 range.

These figures are illustrations only. Actual results for any individual seller will vary substantially based on the specific property, price point, neighborhood, market conditions at the time of listing, agent assigned, pricing strategy, marketing approach, and many other factors. Momentum Realty does not guarantee that any seller will receive a higher sale price or close faster than the market average for their specific property. The $500,000 example is hypothetical and not representative of any specific listing. Sellers should consult with a Momentum agent for analysis specific to their property and circumstances.

Commission Savings Estimates on /compare-brokerages.html

The illustration that "a typical 25-transaction agent keeps roughly $18,000 to $35,000 more per year compared to traditional split brokerages with monthly fees" is an estimate based on representative assumptions about transaction count, average commission per transaction in the Northeast Florida market, and competing brokerage fee structures. Actual savings for any individual agent will vary based on transaction volume, average sale price, the specific terms of the agent's current and prospective brokerage agreements, and other factors.

No Autodialers, No Prerecorded Voice Messages

Momentum Realty does not use automated telephone dialing systems (autodialers), prerecorded voice messages, or artificial voice messages to contact prospects or clients. All phone calls and text messages from our company are placed and composed manually by a human Momentum Realty agent or staff member. This is a company-wide policy.

Consent Is Not a Condition of Purchase

You are not required to provide your phone number, email, or consent to communications as a condition of purchasing or selling property through Momentum Realty. You may contact us directly by phone at (904) 351-6461 or by email at jon@movewithmomentum.com to receive information about our services without submitting any form.

How to Opt Out of Communications

You can revoke your consent and stop receiving communications from Momentum Realty at any time through any of the following methods:

Calling and Texting Hours

Momentum Realty restricts marketing calls and text messages to the hours of 8:00 AM to 8:00 PM in the recipient's local time zone, consistent with the Florida Telephone Solicitation Act. You will not receive more than three marketing messages on the same subject matter in any 24-hour period from Momentum Realty.

Message and Data Rates

Standard message and data rates from your wireless carrier may apply to any text messages you receive. Message frequency varies based on your interactions and inquiry type. Momentum Realty does not charge for the messages themselves, but your carrier may.

Do Not Call Registries

Momentum Realty maintains internal Do Not Call records and screens against both the federal National Do Not Call Registry and the Florida "no sales solicitation calls" list. If your phone number is registered on either list and you have not provided prior consent or established a business relationship with Momentum Realty, you should not receive unsolicited marketing calls from Momentum Realty. To report any non-compliant calls, contact us directly at (904) 351-6461.

Identification of Caller

When a Momentum Realty representative places a marketing call to you, the representative will identify themselves by name and identify Momentum Realty as the business on whose behalf they are calling at the start of the conversation. Marketing texts will be sent from numbers capable of two-way communication so you can reply directly. For questions about any message or call you receive, contact Momentum Realty at (904) 351-6461.

Record of Your Submission

When you submit a form on movewithmomentum.com, Momentum Realty maintains a record of that submission, including the date and time, the IP address from which the form was submitted, the disclosure language presented at the time of submission, the phone number and email you provided, and the form on which the submission was made. This record is retained as evidence of your submission and the contact methods you provided, and is available to you upon request.

Class Action Waiver Notice: By submitting a form, you agree that any dispute arising from communications received from Momentum Realty will be resolved through individual arbitration on a non-class-action basis where permitted by applicable law. This provision does not waive any rights you have under federal or state consumer protection statutes that may not be waivable by contract. See our Terms of Service for complete arbitration terms.

Service Provider Relationships & Recommendations

Real estate transactions involve service providers outside of the brokerage itself, including mortgage lenders, title companies, home inspectors, home warranty providers, insurance companies, contractors, stagers, photographers, and others. This section describes Momentum Realty's relationships with those providers, including the affiliated business relationship described below.

Affiliated Business Arrangement Disclosure: Titan Title Services LLC

Brittany Brooks, one of the principal owners of Momentum Realty, has a 50% ownership interest in Titan Title Services LLC, a Florida-licensed title insurance and settlement services company. Because of this common ownership at the principal level, when a Momentum Realty client uses Titan Title Services LLC for title insurance, closing, escrow, or related settlement services, Brittany Brooks may receive a financial or other benefit as an owner of Titan Title Services LLC. Momentum Realty (the brokerage entity) itself does not have a direct ownership interest in Titan Title Services LLC. However, because the same principal owns interests in both entities, this is an Affiliated Business Arrangement as defined under the federal Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2602(7) and 12 CFR § 1024.15.

You are NOT required to use Titan Title Services LLC. There are frequently other settlement service providers available with similar services. You are free to shop around to determine that you are receiving the best services and the best rate for those services. Your decision to use or not use Titan Title Services LLC will not affect your real estate transaction with Momentum Realty in any way.

Momentum Realty agents do not receive referral fees, kickbacks, bonuses, or anything of value in exchange for referring clients to Titan Title Services LLC. Any financial benefit flowing from Titan Title Services LLC flows to its owners as ordinary distributions on their ownership interests, which is permitted under RESPA Section 8(c)(4) (12 U.S.C. § 2607(c)(4)) as a return on a bona fide ownership interest.

A separate Affiliated Business Arrangement Disclosure Statement, which describes the specific nature of the ownership interest and provides an estimate of the charge or range of charges generally made by Titan Title Services LLC, is provided to clients at or before the time of any referral to Titan Title Services LLC, typically at the time of signing a listing agreement, buyer representation agreement, or settlement-services engagement. Preferred Mortgage Lender Relationship: Integrity Mortgage Group

Momentum Realty has a professional working relationship with Integrity Mortgage Group, a mortgage lender. Neither Momentum Realty, its owners, nor any of its agents have an ownership interest in Integrity Mortgage Group. Neither Momentum Realty, its owners, nor its agents receive referral fees, kickbacks, marketing services payments, co-marketing dollars, rent splits, or any other compensation or thing of value from Integrity Mortgage Group in exchange for client referrals, consistent with RESPA Section 8(a) (12 U.S.C. § 2607(a)). The relationship is one of professional cooperation only.

You are not required to use Integrity Mortgage Group. You have the absolute right to choose any licensed mortgage lender of your choice, including major banks, credit unions, online lenders, or other independent mortgage brokers. Your agent will work with whichever lender you select.

Other Service Providers (Inspectors, Contractors, Etc.)

For inspectors, contractors, stagers, photographers, videographers, home warranty providers, and other service providers, Momentum Realty agents may share names of providers they have worked with successfully on prior transactions. These are informal professional recommendations based on the agent's experience, not endorsements, certifications, or guarantees. Momentum Realty has no ownership interest in any of these providers and does not accept referral fees or kickbacks from them.

You are not required to use any provider recommended by your agent. You have the absolute right to choose your own inspector, attorney, contractor, insurance provider, or any other service provider you engage in connection with your transaction.

No Guarantees on Third-Party Performance

Momentum Realty does not warrant, guarantee, or insure the work, services, fees, timing, accuracy, financial soundness, regulatory compliance, or outcomes produced by any third-party service provider, including those with which Momentum Realty has an affiliated or preferred relationship. Each service provider is responsible for its own work, licensure, errors and omissions coverage, and compliance with applicable laws and regulations.

RESPA Compliance

Momentum Realty (the brokerage entity), its agents, and its officers do not accept referral fees, kickbacks, or unearned fees from any third-party service provider in violation of RESPA, 12 U.S.C. § 2607. Ownership distributions paid to the principal owners of Momentum Realty from their separate ownership interests in Titan Title Services LLC are returns on a bona fide ownership interest, which are permitted under RESPA Section 8(c)(4). Momentum Concierge

The "Momentum Concierge" service offered to sellers is a connection and project management service. The actual staging, renovation, photography, video, and similar work is performed by independent third-party vendors. Momentum Realty has no ownership interest in these Concierge vendors. Sellers contract directly with vendors and pay vendor fees directly. Momentum Realty does not warrant the work product, scheduling, or pricing of Concierge vendors and is not financially or legally responsible for vendor performance. Sold Properties & Past Performance

Property photos and sold prices displayed in the "Recent Momentum Closings" gallery on agent pages and elsewhere on the site represent transactions in which a Momentum Realty agent acted as the listing agent, buyer's agent, or co-representative on the sale. Property data is sourced from the Multiple Listing Service (RealMLS / Northeast Florida Association of Realtors) and public listing records.

Closings shown in the gallery represent brokerage-level performance, not the individual production of any specific agent whose page they appear on. Individual agent transaction history varies. Past performance of Momentum Realty or any of its agents on prior transactions does not guarantee similar results on any future transaction. Real estate transactions involve many variables outside of Momentum Realty's control, including market conditions, financing approval, inspection findings, appraisal values, title issues, and buyer or seller decisions.
