Transparency about where our Jacksonville housing market chart data comes from, how we calculate derived figures, and what we're working on to make the numbers even more precise.
Data Sources
Momentum Realty's chart library uses publicly available data from named institutional sources. Where multiple sources cover the same metric, we cross-reference and note discrepancies. Our charts are intended for editorial, journalistic, and educational use. Numbers should be verified against the underlying source data for legal, financial, or investment decision-making.

How We Build Each Chart
Jacksonville Months of Inventory
Annual figures shown are derived from monthly NEFAR reports for the Northeast Florida MLS area, aggregated to annual snapshots. The April 2026 reading of 3.38 months is from the most recent NEFAR monthly report. Historical annual figures (2020-2025) represent the mid-year or representative monthly reading for each year. Note: Monthly inventory readings can vary substantially within a year. The annual figures are intended to show directional trends, not point-in-time precision.
Jacksonville Median Home Price 2019-2026
Annual figures shown represent the median sold price for single-family homes in the Jacksonville MSA based on NEFAR market reports. April 2026 ($325K) is from the most recent monthly NEFAR data. Historical years represent approximate annual medians derived from monthly NEFAR reports. Year-over-year percentage changes are calculated from year-to-year. Limitations: The Jacksonville MSA covers Duval, St. Johns, Clay, Nassau, and parts of Baker and Putnam counties; sub-market medians (e.g., St. Johns County only, or specific ZIPs) can differ significantly from the MSA figure.
The Payment Economy 2019-2026
This is a derived calculation chart, not a directly-measured time series. Monthly P&I payments are calculated as: (Median Home Price × 0.90) financed at the prevailing Freddie Mac PMMS 30-year fixed rate, amortized over 360 months. Median prices come from our Chart 2 inputs. Mortgage rates are Freddie Mac PMMS annual averages. Methodology disclosure: Real-world buyers may have different down payment percentages, mortgage products (adjustable rate, FHA, VA, jumbo), and rate lock timing. The chart shows the conceptual carrying cost trajectory using a consistent buyer profile.
Florida Net Migration 2019-2025
Annual net migration figures come from US Census Bureau Population Estimates and the Florida Demographic Estimating Conference. The 2021 peak of +444K is well-documented across multiple sources. The 2025 figure of +66K reflects the reported slowdown in Florida migration from peak levels. Limitations: Migration data is revised over time as more administrative records become available. Most-recent-year figures should be treated as preliminary.
Jacksonville Affordability Gap 2019-2026
This is a derived calculation chart. The "income needed" line is calculated as: (Monthly P&I payment + estimated monthly tax/insurance) divided by the 30% housing-to-income standard, annualized. The "Jacksonville median income" line uses US Census ACS 5-Year Estimates for the Jacksonville MSA, with the most recent year reflecting ACS 2020-2024 data. The chart shows the conceptual affordability gap; actual affordability depends on individual circumstances, down payment, debts, and mortgage product choice.

In the meantime, the chart library will be refreshed quarterly with the latest NEFAR monthly reports. The publication date and last-modified date on each chart page reflects the most recent data refresh.
