The best new construction areas in Jacksonville.
Where Jacksonville-area builders are actually building in 2026, which master-planned communities have the strongest growth, what aggressive incentive packages are on the table right now, and what no one tells first-time new-construction buyers.
Where new construction is actually happening.
Jacksonville's new construction market in 2026 looks fundamentally different from 2022. Builders pulled back permits aggressively in 2023-2024 in response to slowing demand. That underbuilding is starting to show — new construction inventory has tightened compared to 2024 peaks, and builders are pricing more confidently.
What's still strong: Nocatee remains one of the top-selling master-planned communities in the country. SilverLeaf in St. Johns County has accelerated dramatically. Wildlight, Crosswater at Nocatee, eTown, and Bartram Ranch all continue to add inventory. The pattern is concentrated growth in St. Johns County and northern Nassau County — Duval County itself has less large-scale new construction than its suburbs.
Aggressive builder incentives persist on standing inventory. Quick-move-in homes (completed 30-90+ days) typically carry the strongest packages — rate buydowns to 5.50-5.75%, $15,000-$30,000 in closing cost credits, and design center allowances of $10,000-$25,000 on remaining-inventory homes.

How to actually evaluate new construction.
1. Bring your buyer's agent on the first visit. Most builders pay buyer agent commission from their normal sales budget — using an agent costs you nothing. Once you register without representation, you usually cannot bring an agent in later. The on-site builder rep works for the builder, not for you.
2. Ask about quick-move-in inventory specifically. Standing inventory 60-90+ days post-completion carries the most aggressive incentives. Builders need to clear these homes to avoid carrying costs. "Build-to-order" homes have lower incentives but full design flexibility — different decisions for different priorities.
3. Get insurance quotes before contract. Florida new construction is generally insurable, but some lots near coastal exposure or wetlands have specific challenges. Don't assume — verify before earnest money is at risk.
4. Verify the CDD/HOA math. Most master-planned NE Florida communities carry CDD bonds adding $1,200-$2,400/year on top of HOA dues. Over 30 years, the cumulative cost can exceed $50,000-$80,000 — meaningful in your decision but rarely disclosed prominently.
5. Inspections matter even on new construction. Use an independent inspector (not the builder's preferred). Schedule pre-drywall AND final walk inspections. New construction has different issues than resale — moisture intrusion, framing defects, HVAC sizing errors — that an experienced new-construction inspector catches.
| Home Type | Typical Incentive | Customization | Closing Timeline |
|---|---|---|---|
| Quick-move-in (completed 60+ days) | Highest ($20K-$35K+ in concessions) | None — finished as-is | 30-45 days |
| Spec under construction | Strong ($15K-$25K) | Some finish selections | 3-6 months |
| Build-to-order (pre-construction) | Modest ($5K-$15K) | Full design center | 8-14 months |
| Lot premium homes (waterfront, premium view) | Smallest | Varies | Varies |
Quick-move-in homes carry the strongest tract-builder incentives because of builder carrying-cost pressure. Use this to your advantage if you can find one in your target community.
Jacksonville new construction in 2026 is a genuine opportunity for buyers who do the work. Aggressive rate buydowns (5.50-5.75% vs. ~6.75% market) save $200-$400/month on most loans — that's the real win, often worth more than the headline closing credits.
