Growing fast, but still holding onto its hometown charm
Over the last several years, North Jacksonville has experienced tremendous growth. New communities like Katie Cove and Edwards Creek Estates continue to pop up as more families discover what the Northside offers.
Now let’s be completely real for a minute: the whining and grinning about growth has definitely picked up around here. Some folks are excited about the new development, while others miss when there were fewer stoplights and less traffic. That’s probably true in just about every growing community these days, especially in Jacksonville, Florida. But let’s talk about the reality: families need homes, communities need families. The challenge is finding a way to grow without losing what made people fall in love with a place in the first place, and the Northside is still hanging on to that hometown charm.
Our community is filled with military families, first responders, retirees, young professionals, and lifelong locals, and we’ve all seemed to find common ground. Neighbors still wave, kids still play together, and community events still bring us all together.
Convenience without the hustle and bustle
Convenience is a big one that most families notice. Residents enjoy easy access to Jacksonville International Airport, healthcare facilities, shopping, dining, and major roadways including what I call the “North Spaghetti Trap” (the I-95 & I-295 interchange). Trust me, once you drive through there during rush hour you will certainly understand how it earned that name.

I will say the real magic happens once you venture beyond the shopping centers.
A perfect Saturday on the Northside might start with breakfast at Terry’s Grill. If you’ve never had their Western Omelet, you’re missing out. It’s the kind of breakfast that’ll make you slap your mama… not literally, of course. My kids tell me that’s still a thing people say, but I figured I’d clarify before someone reports me to the breakfast police.
After brunch, you might spend the afternoon exploring one of the area’s hidden trails, or my family’s absolute favorite: taking a drive down Heckscher Drive with marsh views stretching for miles, with the chance to discover a quiet beach access point that gives you that little reminder to truly slow down and enjoy where you are.
We have learned there are moments that don’t always show up on a home-search website. When our kids find a new fishing spot and continuously beg us to visit that same spot every weekend, or when we find a new amazing bakery that gives us the opportunity to support locals (take it from me, you’ll probably end up visiting way too often). Like usual in our household, being a Northside resident has shown us how a random Saturday afternoon adventure can transpire into a family tradition. That’s what many families discover after moving here.
The lifestyle is what seals the deal
The homes are important, of course. But the lifestyle offered here on the Northside of Jacksonville is what often seals the deal for many.
We have the convenience of having what you need nearby without feeling like you’re living in the middle of the hustle and bustle. It’s supporting local businesses. It’s finding hidden gems tucked throughout the community. It’s building friendships with neighbors and creating memories with your family.
At the end of the day, that’s why so many families are falling in love with North Jacksonville. And it’s also why you can’t truly judge it from what you see along Interstate 95. Some of the best parts of North Jacksonville aren’t visible from the highway at all; you have to slow down, explore a little, and experience them for yourself.
