Estimate: asking price less the $50,000 homestead exemption × St. Lucie County rate (22.85 mills, county-average millage, 2025; verify with the property appraiser). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.

What it really costs to own 8652 Waterstone Boulevard
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $7,100/yr (certified county roll, taxable value × millage). Buy at the asking price of $455,000 and the first-year bill resets to about $9,250/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 22.85 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
HOA dues
$11/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Saint Lucie County is $2,332/yr (2,890 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,000–$2,000/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 2023. A newer roof and current wind-mitigation features usually mean the lower end of insurance quotes; ask for the wind-mitigation form.
Estimated carrying cost at the asking price, before the mortgage: about $976/month (tax $771, HOA $11, insurance $194). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

Port St. Lucie board considers rezoning for up to 1,200 homes at Wilson Grove
The Planning and Zoning Board took up a rezoning of nearly 360 acres of agricultural land north of SW Becker Road, between SW Sundance Vista Boulevard and Rangeline Road, to a master planned unit development. The concept plan allows up to 1,200 homes plus parks, lakes and clubhouses. City Council would vote later in October.
Why it matters: Up to 1,200 new homes in western Port St. Lucie would add housing supply and increase traffic demand on Becker Road. The project is about 18 miles south of Waterstone, elsewhere in St. Lucie County.
Buc-ee's at I-95 and Indrio Road finishes county planning, awaits state approvals
The planned travel center would be about 76,000 square feet with roughly 120 fuel pumps at Interstate 95 and Indrio Road near Fort Pierce. County planning is complete, but FDOT and DEP approvals are still needed. Nearby proposals include Indrio Town Center on about 85 acres and Indrio Groves with more than 3,000 homes.
Why it matters: A large travel center would add retail and fuel access at the I-95 interchange and draw further development interest along Indrio Road. The site is about 3 miles southeast of Waterstone.
Indian River County weighs proposed third hospital near State Road 60 and 66th Avenue
Commissioners discussed a proposed hospital of about 250,000 square feet and five stories on a 75-acre holding near State Road 60 and 66th Avenue in Vero Beach. Current limits are 35 feet and 60,000 square feet, so a special exemption and comprehensive plan changes would be needed. No approval has been given, and the board planned to revisit it October 6.
Why it matters: A western hospital campus would add healthcare capacity and could shorten emergency response times for western Vero Beach, if approved. The site is about 6 miles northwest of Waterstone.
St. Lucie County reviews updated Port of Fort Pierce master plan with mega-yacht marina and spaceport recovery facility
The 2026 master plan for the Port of Fort Pierce proposes a mega-yacht marina, a spaceport recovery facility, expanded boat ramps and restaurants, with a marine commercial district at Harbour Pointe. County officials say nearly 15,000 registered boats compete for 147 trailer parking spaces near the inlet. The plan is under county review and Fort Pierce holds final approval.
Why it matters: Added boat ramp parking and marine commercial space would expand waterfront access and dining options near the Fort Pierce Inlet over a multi-year timeline. The site is about 8 miles southeast of Waterstone.

Built in 2023: confirm the roof and HVAC install dates and whether any builder or manufacturer warranty transfers.

Frequently asked questions
How big is 8652 Waterstone Boulevard and when was it built?
Per the listing record, 8652 Waterstone Boulevard was built in 2023 and has 2,268 sq ft of living area, 4 bedrooms and 3.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 8652 Waterstone Boulevard in?
8652 Waterstone Boulevard is in Waterstone Phase Three in Fort Pierce, St. Lucie County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 8652 Waterstone Boulevard have an HOA, and how much are the dues?
The listing reports HOA dues of $11 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 8652 Waterstone Boulevard differ from the current owner's?
The estimate on this page (about $9,250 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $2,150 more per year than the current owner’s estimated bill (+30%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 8652 Waterstone Boulevard in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
