The Messtimate™
The Messtimate
Insufficient local evidence for an automated estimate. The Messtimate is a deliberately simple range — living area × recent closed-sale $/sq ft from comparable homes nearby — and it only renders when at least 3 defensible sales exist within about 10 miles in Gwinnett County in the last 18 months. Only 1 qualifies for this home, so no dollar range is shown. It is not an appraisal or a valuation.
Want a property-specific value review? A licensed Momentum Realty agent can prepare a free comparative market analysis using the home, the lot, its condition, and the live market.
Methodology: the range would be 1,348 sq ft × the interquartile $/sq ft of comparable closed sales (same property type, living area within 30%, closed within 18 months, nearest verified subdivision, 3-mile, then 10-mile same-county stage). Estimate for general information only; never an appraisal, valuation, or offer. Updated October 9, 2026.

Chamblee City Center nears groundbreaking with 340 apartments and 29,000 sq ft of retail
Greystar and Vantage Realty Partners plan a 340-unit multifamily project with about 29,000 square feet of retail and nearly 3 acres of open space on a 7.2-acre site near Chamblee City Hall and the Chamblee MARTA station. Financial closing is expected in mid to late October 2026 with groundbreaking soon after, and the commercial portion targets fall 2027 delivery. The plan includes a 673-space garage and a 1.5-acre central lawn.
Why it matters: The project would add rental housing, restaurants and shops within walking distance of Chamblee MARTA rail, improving transit-linked retail access and housing supply in the area. The project is about 22 miles east of Stone Mill, elsewhere in DeKalb County.
Cobb commissioners approve CobbLinc Go microtransit expansion to Acworth and Kennesaw
Cobb County commissioners voted 3-2 to expand the on-demand CobbLinc Go pilot, which has run for two years in south Cobb, to Acworth and Kennesaw. The county DOT expects about 90 percent of funding to come from a trust and grants, and service is planned for October.
Why it matters: On-demand rides in northwest Cobb would add a low-cost transit option for trips to jobs, shopping and rail or bus connections for residents without a car. The site is about 5 miles northeast of Stone Mill.
The Dunwoody Planning Commission voted unanimously on Aug. 11 to recommend rezoning the 3.42-acre LifeSouth Blood Bank site from Office-Industrial to Perimeter Center (PC-3) for 33 three-bedroom rear-load townhomes. Estimated prices are about $500,000 for the 1,500 square foot plan and $650,000 for the 2,100 square foot plan. The same meeting advanced a 24-home subdivision on Roberts Drive and approved a 10,000 square foot indoor pickleball facility at the Marcus Jewish Community Center.
Why it matters: If approved, the project would add owner-occupied for-sale units to the Perimeter Center employment area, adding to nearby housing inventory within a short commute of offices and the MARTA station. The project is about 19 miles east of Stone Mill, elsewhere in DeKalb County.
