Listing description
About this home
This property can be purchased in combination with the vacant lot next door. There are addresses, and then there are addresses. 120 South Candler is the latter.
Set on one of Decatur's most storied corridors, this home sits directly across from Agnes Scott College, brick towers, magnolias, and a century of Southern academic gravity right outside your front door. It is the kind of view that doesn't depreciate. Out the other direction, Downtown Decatur is right down the street: the restaurants, the farmers market, the energy, and yet the home's deep setbacks pull it back from all of it, preserving a sense of quiet that feels almost impossible this close to the center of things.
The house itself reads like a time capsule. A single-family home that has spent years as a duplex, it has been maintained with the kind of care that preserves rather than erases, original hardwood floors intact, heavy trim undisturbed, high ceilings still drawing the eye upward the way they were meant to. The front porch anchors the street presence with the ease of something designed before porches became an afterthought.
At the rear, a sun room catches the light in a way that feels deliberate, generous, almost indulgent. The bones are exceptional. The opportunity is wide open.
Bring it back to the single-family home it was born to be, or reimagine it entirely. This is a property that rewards vision. The history is already here.
The rest is yours to write.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$1,129,848the mess$1,256,088
Stronger local evidence — 6 comparable closed sales in Winnona Park, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $749,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 11% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a 1925 home may have had its roof, kitchen, or HVAC replaced since, or not; sq ft can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
This home: 91 days on market vs. a 13-day community median
2 active listings competing
≈1.3 months of supply
19 closed here in the last 12 months
For reference, this home is listed at $749,000 ($237/sq ft). The list price is the seller's asking price and is not derived from this range.
Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.

Atlanta City Council advances resolution for 22-mile Beltline rail roadmap
A resolution from Council Member Kelsea Bond asks the mayor, MARTA and Beltline leaders to build an implementation and funding roadmap for a $3.5 billion, 22-mile light rail loop. A full Council vote was scheduled for Sept. 21, with a proposed Jan. 26, 2027 deadline for the roadmap. Public comment on the Beltline transit plan closes Nov. 3, 2026.
Why it matters: If funded, Beltline rail could improve transit access to intown neighborhoods and job centers, though no construction start or first segment has been set. The site is about 4 miles west of Winnona Park.
Chamblee City Center nears groundbreaking with 340 apartments and 29,000 sq ft of retail
Greystar and Vantage Realty Partners plan a 340-unit multifamily project with about 29,000 square feet of retail and nearly 3 acres of open space on a 7.2-acre site near Chamblee City Hall and the Chamblee MARTA station. Financial closing is expected in mid to late October 2026 with groundbreaking soon after, and the commercial portion targets fall 2027 delivery. The plan includes a 673-space garage and a 1.5-acre central lawn.
Why it matters: The project would add rental housing, restaurants and shops within walking distance of Chamblee MARTA rail, improving transit-linked retail access and housing supply in the area. The project is about 9 miles north of Winnona Park, elsewhere in DeKalb County.
The Dunwoody Planning Commission voted unanimously on Aug. 11 to recommend rezoning the 3.42-acre LifeSouth Blood Bank site from Office-Industrial to Perimeter Center (PC-3) for 33 three-bedroom rear-load townhomes. Estimated prices are about $500,000 for the 1,500 square foot plan and $650,000 for the 2,100 square foot plan. The same meeting advanced a 24-home subdivision on Roberts Drive and approved a 10,000 square foot indoor pickleball facility at the Marcus Jewish Community Center.
Why it matters: If approved, the project would add owner-occupied for-sale units to the Perimeter Center employment area, adding to nearby housing inventory within a short commute of offices and the MARTA station. The project is about 12 miles north of Winnona Park, elsewhere in DeKalb County.
