The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$329,904the mess$499,728
Stronger local evidence — 6 comparable closed sales in East Atlanta Village, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $675,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 51% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a 1921 home may have had its roof, kitchen, or HVAC replaced since, or not; sq ft can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
7 active listings competing, 3 under contract
≈3.1 months of supply
32 closed here in the last 12 months
For reference, this home is listed at $675,000 ($485/sq ft). The list price is the seller's asking price and is not derived from this range.
Want a property-specific review from a licensed agent? A Momentum Realty agent will do a real, free comparative market analysis — walking the home, the lot, the condition, and the live market. That's the difference between a Messtimate and a valuation.
Methodology: 1,392 sq ft × $237–$359/sq ft (interquartile band of 6 comparable closed sales in East Atlanta Village, last 18 months; MLS closed-sale records). Estimate for general information only; not an appraisal, valuation, or offer. Updated October 10, 2026.

Atlanta City Council advances resolution for 22-mile Beltline rail roadmap
A resolution from Council Member Kelsea Bond asks the mayor, MARTA and Beltline leaders to build an implementation and funding roadmap for a $3.5 billion, 22-mile light rail loop. A full Council vote was scheduled for Sept. 21, with a proposed Jan. 26, 2027 deadline for the roadmap. Public comment on the Beltline transit plan closes Nov. 3, 2026.
Why it matters: If funded, Beltline rail could improve transit access to intown neighborhoods and job centers, though no construction start or first segment has been set. The site is about 3 miles northwest of East Atlanta Village.
Chamblee City Center nears groundbreaking with 340 apartments and 29,000 sq ft of retail
Greystar and Vantage Realty Partners plan a 340-unit multifamily project with about 29,000 square feet of retail and nearly 3 acres of open space on a 7.2-acre site near Chamblee City Hall and the Chamblee MARTA station. Financial closing is expected in mid to late October 2026 with groundbreaking soon after, and the commercial portion targets fall 2027 delivery. The plan includes a 673-space garage and a 1.5-acre central lawn.
Why it matters: The project would add rental housing, restaurants and shops within walking distance of Chamblee MARTA rail, improving transit-linked retail access and housing supply in the area. The project is about 10 miles north of East Atlanta Village, elsewhere in DeKalb County.
The Dunwoody Planning Commission voted unanimously on Aug. 11 to recommend rezoning the 3.42-acre LifeSouth Blood Bank site from Office-Industrial to Perimeter Center (PC-3) for 33 three-bedroom rear-load townhomes. Estimated prices are about $500,000 for the 1,500 square foot plan and $650,000 for the 2,100 square foot plan. The same meeting advanced a 24-home subdivision on Roberts Drive and approved a 10,000 square foot indoor pickleball facility at the Marcus Jewish Community Center.
Why it matters: If approved, the project would add owner-occupied for-sale units to the Perimeter Center employment area, adding to nearby housing inventory within a short commute of offices and the MARTA station. The project is about 13 miles north of East Atlanta Village, elsewhere in DeKalb County.
