Athens-Clarke weighs raising downtown commercial building height limits
Planning staff proposed lifting the commercial-general limit from 65 to 95 feet and the downtown commercial limit from 100 to 130 feet, excluding parcels next to single-family areas. Commissioners asked for more time, raised fire-service staffing questions and floated a special use permit for added height. A related density-transfer vote is expected in spring 2027 and a West Broad Street apartment rezoning is set for Nov. 4.
Why it matters: Taller allowed buildings could make more infill projects feasible downtown and change the scale of future housing and office supply in central Athens. The site is about 4 miles southeast of Lantern Walk Clarke.
Madison County delays Unified Development Code and advances wastewater plant contract
Commissioners postponed adopting the Unified Development Code after the Planning and Zoning Commission recommended denial, and asked for a timeline at the Jan. 4 meeting. The board also approved a phased contract with DCCM for a wastewater treatment plant backed by a $2 million Appalachian Regional Commission grant, with state permitting estimated at four to 14 months.
Why it matters: The delay keeps current lot-size and zoning rules in place for now, while the wastewater plant project could eventually expand sewer capacity for growth in the county. The site is about 15 miles northeast of Lantern Walk Clarke.
Athens opens $6.5 million College Square plaza on College Avenue
A ribbon-cutting on Oct. 24 marked the permanent College Square gathering space on College Avenue between East Broad and East Clayton streets. The $6.5 million project added new paving, seating, lighting, shade sails and large trees plus infrastructure for events, replacing the pandemic-era temporary plaza.
Why it matters: A permanent public plaza adds an event and gathering amenity in the downtown core that supports foot traffic for nearby shops and restaurants. The project is about 4 miles southeast of Lantern Walk Clarke, elsewhere in Clarke County.
Planning Commission backs 181-unit apartment project west of downtown Athens
Cardinal Group proposes 181 apartments with 425 bedrooms plus eight townhouses on the block bounded by West Broad, Finley, Reese and Pope streets. The six-story project has 211 parking spaces. The Planning Commission narrowly recommended the C-D rezoning on Oct. 1, and stream permits and historic review are still needed.
Why it matters: Would add rental inventory close to downtown, increasing housing supply and foot traffic west of the core if approved. The site is about 4 miles southeast of Lantern Walk Clarke.
