How it stacks up

Comparable recent sales

3 closed sales in Summerville in the last 18 months — same property type, living area within 30% of this home. Sold prices are MLS closed-sale records, deemed reliable but not guaranteed.

Median of these 3 sales: $475,000 ($196/sq ft). Directional only — a small or wide-radius sample. Shown for general reference only — not an appraisal or a statement of this home’s value.

The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$438,428the mess$560,780

Directional estimate — 3 comparable closed sales in Summerville, closed within the last 18 months, same property type, living area within 30% of this home.

Actual list price: $518,376 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 28% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & finishes — as new construction, builder upgrades and finish level aren't in a sq ft number.
  • The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
  • Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
  • Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.

And here's what the live market is doing — which the number above ignores entirely:

  • 12 active listings competing, 5 under contract
  • ≈9.4 months of supply
  • 15 closed here in the last 12 months

For reference, this home is listed at $518,376 ($203/sq ft). The list price is the seller's asking price and is not derived from this range.

Planning Commission backs 181-unit apartment project west of downtown Athens

Cardinal Group proposes 181 apartments with 425 bedrooms plus eight townhouses on the block bounded by West Broad, Finley, Reese and Pope streets. The six-story project has 211 parking spaces. The Planning Commission narrowly recommended the C-D rezoning on Oct. 1, and stream permits and historic review are still needed.

Why it matters: Would add rental inventory close to downtown, increasing housing supply and foot traffic west of the core if approved. The site is about 5 miles east of Summerville.

SR 316 and Oconee Connector bridge work cuts lanes on the Connector

Archer Western is building two bridges to carry SR 316 over the Oconee Connector, with a separate bridge and ramps for Jimmy Daniell Road. The Connector dropped to one through lane per direction starting Sept. 18, and Jimmy Daniell Road closed Sept. 14 for about six months. Work at the intersections is projected to last at least through the end of 2028.

Why it matters: Expect multi-year lane restrictions on a key Athens to Oconee commuter route, followed by a grade-separated interchange. The site is about 2 miles southeast of Summerville.

Buyer research checklist

Items worth confirming for 335 Summerville Lane, chosen from what the record shows. This is general guidance, not advice about this specific property.

  • New construction: get the builder's warranty terms and the certificate of occupancy in writing, and ask which finishes shown are upgrades.
  • Confirm whether a mandatory HOA applies to this parcel and what it charges.

  • Get a homeowners insurance quote for this specific address in Clarke County; age of roof and any prior claims affect the premium.

  • Order a survey to confirm lot boundaries and easements.
  • Review permit history with the county.
