Listing description

About this home

Doesn’t get much better than this! Prime waterfront lot with stunning sunset views! Resort-like setting with lush, tropical landscaping, and a deep-water dock (approx.

7 feet deep - low tide and 10 ft - high tide at end of dock), only .5 miles to the white powdery beaches of Redington Shores. EVERY DAY CAN FEEL LIKE VACATION! As you enter this home, you’re greeted immediately with a clear view of the sparkling pool, and the intracoastal waters beyond (a wide inlet of Boca Ciega Bay).

The wide-open layout lets in plenty of natural light, illuminating the spacious living room and poolside dining area. The kitchen, redone in 2024, is also very bright and open, with plenty of granite counter space, a bar leading into the living room, and a coffee nook/pantry on the other side. Just about everything in this house has been recently updated, including both baths (2022-2023), tankless water heater (2024), and all appliances, including washer/dryer (2024).

The spacious primary bedroom has an en-suite bathroom and a walk-in closet. There is also a walk-in hall closet (providing lots of storage), and an interior laundry room off of the beautifully updated kitchen. As you step out back through the impact resistant sliders (2023), the pool, pool deck, and seawall were all replaced in 2017, with a saltwater chlorine generator installed in 2025 for convenient, automated chlorine production (requiring just a 40 pound bag of salt every 3-6 months).

The dock was built in 2021 and features a 13,000 lb boat lift, two spacious decks (an upper and a lower), and a place to store and launch kayaks. This tropical oasis is located only .4 miles to Gulf Blvd with lots of shopping, bars, and restaurants available by foot (or by boat!), 1.5 miles to Park Blvd and routes to Tampa, 2.5 miles to the Tom Stuart Causeway and routes to St Pete. Buyer is to verify all measurements and provided information.

Please consult local ordinaces for rental guildlines. 3rd bedroom closet has been removed.

The Messtimate™ · automated estimate

The Messtimate

Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.

$842,600the mess$1,263,800

Strong local evidence — built from 4 comparable closed sales in HARBOR SHORES 4TH ADD (same property type, closed within the last 18 months, each adjusted to today's market).

Track record: across 2,796 recent closed sales we scored, the closed price landed inside the Messtimate range 56% of the time; median miss 9.2% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-11-03.

Actual list price: $995,000 ($518/sq ft) — the seller's asking price is not an input to this range; compare the two.

A 50% spread on the same house — here is what a model can't see:

  • Condition & updates — a 1972 home may have had its roof, kitchen, or HVAC replaced since, or not; the model can't see either.
  • The lot — this listing is waterfront; water frontage is priced far off nearby averages.
  • The pool — a private pool carries cost and value the model only sees through the comps.
  • Carrying costs & concessions — insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

And what the live market is doing right now:

  • This home: listed Oct 14, 2026 on market vs. a 30-day community median
  • 3 active listings competing, 2 under contract
  • ≈6.0 months of supply
  • 6 closed here in the last 12 months

What it really costs to own 106 Wall Street

The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.

Property taxThe current owner's bill is about $9,125/yr (certified county roll, taxable value × millage). Buy at the asking price of $995,000 and the first-year bill resets to about $18,325/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 19.39 mills); Save Our Homes caps later increases at 3%/yr.
HOA duesThe listing states there is no HOA.
Home and flood insuranceThe average Citizens Property Insurance premium in Pinellas County is $1,911/yr (20,791 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $4,500–$9,500/yr; neither is a quote. Flood: this address maps to FEMA zone AE, a high-risk zone where flood insurance is required with a federally backed mortgage. Statewide, a zone A/AE/VE flood policy runs about $1,200–$2,500/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and ageBuilt in 1972. An original roof would be about 54 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.

Estimated carrying cost at the asking price, before the mortgage: about $1,686/month (tax $1,527, insurance $159). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

Before you decide

Buyer research checklist

Items worth confirming for 106 Wall Street, chosen from what the record shows. This is general guidance, not advice about this specific property.

  • Built in 1972 (54 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
  • The listing reports no HOA: confirm with the county record that no deed restrictions or mandatory association apply to this parcel.
  • FEMA flood zone AE: lenders generally require flood insurance here — get an elevation certificate and a flood quote before the inspection period ends.
  • Get a homeowners insurance quote for this specific address in Pinellas County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
  • Private pool: confirm the barrier or alarm meets the state residential pool safety code and ask for pump, heater, and resurfacing records.
  • Waterfront: confirm seawall or dock condition and permits, and ask who owns and maintains the shoreline.
  • Listed living area is 1,919 sq ft: verify it against the property appraiser's record and measure before relying on it.
  • Order a survey to confirm lot boundaries and easements.
  • Review permit history with the county.
  • Property taxes: the estimate on this page (about $18,325/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $9,200 more per year than the current owner’s estimated bill (+101%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
  • School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

106 Wall Street is in Harbor Shores 4Th Add in Redington Shores, Pinellas County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.

Does 106 Wall Street have an HOA?

The listing reports no HOA. Confirm with the county record that no deed restrictions or mandatory association apply to the parcel.

Why might property taxes on 106 Wall Street differ from the current owner's?

The estimate on this page (about $18,325 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $9,200 more per year than the current owner’s estimated bill (+101%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Is 106 Wall Street in a flood zone?

The FEMA flood map places this parcel in Zone AE, a special flood hazard area where lenders generally require flood insurance on a mortgaged purchase. Confirm the parcel's status with FEMA and your insurer, and ask for an elevation certificate.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
