The Messtimate™
The Messtimate
Estimate unavailable for this home right now. The Messtimate is a deliberately simple range — living area × recent closed-sale $/sq ft from comparable homes nearby — and it only renders when we can match at least 3 comparable closed sales from the last 18 months to this home. We could not assemble that set for this page today, so no dollar range is shown. It is not an appraisal or a valuation.
Want a property-specific value review? A licensed Momentum Realty agent can prepare a free comparative market analysis using the home, the lot, its condition, and the live market.
Methodology: the range would be 700 sq ft × the interquartile $/sq ft of comparable closed sales (same property type, living area within 30%, closed within 18 months, nearest verified subdivision, 3-mile, then 10-mile same-county stage). Estimate for general information only; never an appraisal, valuation, or offer. Updated November 6, 2026.

Estimate: asking price less the $50,000 homestead exemption × Charlotte County rate (16.92 mills, county-average millage, 2025; verify with the property appraiser). Not a bill.
Current owner’s estimated bill $2,175/yr ($181/mo) — taxable value $127,925 × 16.92 mills
$150 less each year
(−7%)
The current taxable value ($127,925) is above the asking price. After a sale the assessment is typically set from market value, which here would be lower than the current taxable value, so the estimate is lower. Confirm with the county property appraiser — the appraiser, not the sale price, sets the assessment.

What it really costs to own 1965 Louisiana Avenue
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $2,175/yr (certified county roll, taxable value × millage). Buy at the asking price of $169,900 and the first-year bill resets to about $2,025/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 16.92 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
Home and flood insurance
The average Citizens Property Insurance premium in Charlotte County is $2,298/yr (2,415 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,000–$1,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1974. An original roof would be about 52 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.

Punta Gorda approves parking variances for planned AdventHealth hospital
The city council unanimously approved parking variances on Oct. 28 for AdventHealth's 17.46-acre site at 26072 Glasgow Ave. near Jones Loop Road. Plans call for a 12-bed emergency department first, then expansion to 24 beds with a four-story, 80-bed hospital and a medical office building. Groundbreaking is planned for November 2026.
Why it matters: A new hospital campus would add health care access and medical jobs near the Jones Loop Road corridor. The project is about 6 miles west of Zz Stellar Charlotte Unassigned, elsewhere in Charlotte County.
Punta Gorda council approves $95.9M reverse osmosis water expansion
The Punta Gorda City Council voted unanimously on Oct. 28 to add two treatment units to the Shell Creek Water Treatment Plant, raising capacity by 4 million gallons per day. The plan was chosen over buying water from the regional authority and is partly expected to be paid through a state hurricane recovery program. Storm surge from Helene and Milton had raised chloride levels in the reservoir.
Why it matters: More reliable treated water capacity supports continued housing and commercial growth in and around Punta Gorda. The site is about 4 miles west of Zz Stellar Charlotte Unassigned.
West Port expansion in Port Charlotte to add 423 homes and a Publix
Brookfield Kolter Land Partners is expanding West Port by 180 acres with 423 homes, with D.R. Horton building and Lennar expected to start in 2027. A Publix-anchored center fronting SR 776 is scheduled to open in late 2027, and Flamingo Boulevard is to open as a two-lane road later in 2026.
Why it matters: Adds new-home supply in the mid-$200,000s and neighborhood grocery access on the SR 776 corridor. The project is about 15 miles west of Zz Stellar Charlotte Unassigned, elsewhere in Charlotte County.
Canopy at Babcock Ranch, a 373-unit complex by Milhaus, is about 85% occupied. A 140-unit B Street apartment project with retail and office space is planned, and the 246-home Flatwoods rental community is expected to near full occupancy in fall 2026.
Why it matters: Shows rental supply growth and absorption in the Babcock Ranch town, adding housing near planned local retail. The project is about 15 miles southeast of Zz Stellar Charlotte Unassigned, elsewhere in Charlotte County.

Items worth confirming for 1965 Louisiana Avenue, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 1974 (52 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
Condominium: request the association's budget, reserves, the most recent milestone or structural inspection report, and two years of meeting minutes before relying on the dues.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Charlotte County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 700 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $2,025/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $150 less per year than the current owner’s estimated bill (−7%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

Frequently asked questions
How big is 1965 Louisiana Avenue and when was it built?
Per the listing record, 1965 Louisiana Avenue was built in 1974 and has 700 sq ft of living area, 2 bedrooms and 1.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 1965 Louisiana Avenue in?
1965 Louisiana Avenue is in Stump Pass Condo in Englewood, Charlotte County. Too few comparable closed sales exist nearby for this page to show local sales statistics; a licensed agent can prepare a comparative market analysis.
Why might property taxes on 1965 Louisiana Avenue differ from the current owner's?
The estimate on this page (about $2,025 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $150 less per year than the current owner’s estimated bill (−7%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 1965 Louisiana Avenue in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
