The Messtimate
Our automated estimate of the likely sale-price range for this home — modeled from recent closed sales nearby adjusted to today's market, a local size-and-age model, and the county tax roll. It is an estimate, not an appraisal, not market value, and not an offer. A licensed agent's CMA sees the condition, the lot, and the live market that a model can't.

Directional estimate — built from 14 comparable closed sales in THE OWEN GOLDEN GATE POINT (same property type, closed within the last 18 months, each adjusted to today's market).
Track record: across 2,983 recent closed sales we scored, the closed price landed inside the Messtimate range 58% of the time; median miss 9.2% (closed sales statewide, FL + GA feeds that permit an automated estimate). Re-scored weekly; last 2026-10-19.
Actual list price: $2,540,000 ($993/sq ft) — the seller's asking price is not an input to this range; compare the two.
A 16% spread on the same house — here is what a model can't see:
Condition & finishes — as new construction, builder upgrades and finish level aren't in the model.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one.
Carrying costs & concessions — insurance, CDD/HOA and seller-paid buydowns change what a buyer actually pays.

Manatee County approves one-year moratorium on new data center projects
Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.
Why it matters: The pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 11 miles north of The Owen Golden Gate Point.
Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through
A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.
Why it matters: The loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 2 miles east of The Owen Golden Gate Point.
Manatee County advances $125 million in stormwater and flood mitigation projects
County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.
Why it matters: Drainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 9 miles north of The Owen Golden Gate Point.
Sarasota County opens new $100 million administration building at 1 Apex Road
Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.
Why it matters: Relocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 9 miles east of The Owen Golden Gate Point, elsewhere in Sarasota County.

Frequently asked questions
How big is 325 Golden Gate Point #401 and when was it built?
Per the listing record, 325 Golden Gate Point #401 was built in 2026 and has 2,557 sq ft of living area, 3 bedrooms and 3.5 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 325 Golden Gate Point #401 in?
325 Golden Gate Point #401 is in The Owen Golden Gate Point in Sarasota, Sarasota County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Why might property taxes on 325 Golden Gate Point #401 differ from the current owner's?
The estimate on this page (about $26,670 per year) assumes reassessment at the list price less the homestead exemption. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 325 Golden Gate Point #401 in a flood zone?
The FEMA flood map places this parcel in Zone AE, a special flood hazard area where lenders generally require flood insurance on a mortgaged purchase. Confirm the parcel's status with FEMA and your insurer, and ask for an elevation certificate.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
