Not just because of the LOCATION, but because of the opportunity to finish making it your own which includes the following (not yet installed) materials: new windows, new flooring, new cabinetry, high-end appliances, ship-lap, as well as the furnishings. AND, you will get to enjoy the NEWLY RENOVATED CLUBHOUSE, which is almost complete.
Brand new Tiki Hut coming soon on the beach, as well. Did I mention the extremely affordable HOA fees, which is rare on Longboat Key? Twin Shores is a unique 55+ Gulf-to-Bay community offering access to both the beach and Sarasota Bay.
This charming 1-bedroom, 1-bath home (with another full-bath outside) is ready for its next owner to complete the renovation and create their own island retreat. (Also, the owner had plans to install the existing shuttered doors to create an optional temporary 2nd bedroom for overnight guests!) Renovation work has already begun, giving you the opportunity to finish the home to your personal taste and style. This home can be your inviting Longboat Key getaway or full-time island residence.
What truly sets this opportunity apart is that Twin Shores has the best of both worlds in this resident-owned Gulf-to-Bay cooperative community, with private deeded Gulf beach access, Sarasota Bay access, marina, community pool and clubhouse. Spend your mornings walking the beach, your afternoons boating or relaxing by the pool, and your evenings enjoying game nights in the clubhouse as well as everything Longboat Key has to offer. Opportunities at this price point on Longboat Key are increasingly hard to find.
Offered AS-IS. Renovation is incomplete and the appliances, cabinetry, flooring, and windows at the property are included in the sale. Twin Shores Beach and Marina offers a saltwater/heated community pool, a marina with boat slips available for lease (current waitlist), a beautiful, new clubhouse (almost completed) with plenty of community activities and social events.
This community offers an array of outdoor activities because of its beach-to-bay location: Enjoy kayaking, paddle boarding, biking, boating and fishing. Love pickleball? Bayfront Park is a short walk or bike ride away which offers pickleball for all levels.
Twin Shores Beach and Marina is a remnant of Old Florida with extremely affordable community fees at $280/month which includes water, sewer, trash, pool maintenance, clubhouse, management, marina, maintenance grounds and common area taxes. Enjoy million-dollar sunrises from the marina and million-dollar sunsets from the deeded beach without the typical Longboat Key million-dollar-plus price tag!

The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
HOA dues
$280/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Sarasota County is $2,126/yr (4,849 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $500–$1,000/yr; neither is a quote. Flood: this address maps to FEMA zone AE, a high-risk zone where flood insurance is required with a federally backed mortgage. Statewide, a zone A/AE/VE flood policy runs about $1,200–$2,500/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1961. An original roof would be about 65 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.

Manatee County approves one-year moratorium on new data center projects
Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.
Why it matters: The pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 9 miles northeast of Twin Shores Mobile Home.
Manatee County advances $125 million in stormwater and flood mitigation projects
County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.
Why it matters: Drainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 8 miles northeast of Twin Shores Mobile Home.
Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through
A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.
Why it matters: The loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The project is about 8 miles southeast of Twin Shores Mobile Home, elsewhere in Sarasota County.
Sarasota County opens new $100 million administration building at 1 Apex Road
Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.
Why it matters: Relocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 14 miles east of Twin Shores Mobile Home, elsewhere in Sarasota County.

Frequently asked questions
How big is 36 Twin Shores Boulevard and when was it built?
Per the listing record, 36 Twin Shores Boulevard was built in 1961 and has 564 sq ft of living area, 1 bedrooms and 1.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 36 Twin Shores Boulevard in?
36 Twin Shores Boulevard is in Twin Shores Beach And Marina in Longboat Key, Sarasota County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 36 Twin Shores Boulevard have an HOA, and how much are the dues?
The listing reports HOA dues of $280 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 36 Twin Shores Boulevard differ from the current owner's?
The estimate on this page (about $1,354 per year) assumes reassessment at the list price less the homestead exemption. Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 36 Twin Shores Boulevard in a flood zone?
The FEMA flood map places this parcel in Zone AE, a special flood hazard area where lenders generally require flood insurance on a mortgaged purchase. Confirm the parcel's status with FEMA and your insurer, and ask for an elevation certificate.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
