Estimate: asking price less the $50,000 homestead exemption × Sarasota County rate (13.48 mills, county-average millage, 2025; verify with the property appraiser). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $1,900/yr ($158/mo) — taxable value $141,459 × 13.48 mills

What it really costs to own 455 Acacia Drive
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $1,900/yr (certified county roll, taxable value × millage). Buy at the asking price of $880,000 and the first-year bill resets to about $11,175/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 13.48 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
HOA dues
The listing states there is no HOA.
Home and flood insurance
The average Citizens Property Insurance premium in Sarasota County is $2,126/yr (4,849 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $4,000–$8,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1925. An original roof would be about 101 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.
Estimated carrying cost at the asking price, before the mortgage: about $1,108/month (tax $931, insurance $177). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$1,008,964the mess$2,079,742
Stronger local evidence — 6 comparable closed sales in SAPPHIRE SHORES, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $880,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 106% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a 1925 home may have had its roof, kitchen, or HVAC replaced since, or not; sq ft can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
And here's what the live market is doing — which the number above ignores entirely:
This home: 319 days on market vs. a 184-day community median
2 active listings competing, 1 under contract
10 closed here in the last 12 months
For reference, this home is listed at $880,000 ($441/sq ft). The list price is the seller's asking price and is not derived from this range.

Manatee County approves one-year moratorium on new data center projects
Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.
Why it matters: The pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 8 miles north of Sapphire Shores.
Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through
A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.
Why it matters: The loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 4 miles southeast of Sapphire Shores.
Manatee County advances $125 million in stormwater and flood mitigation projects
County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.
Why it matters: Drainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 6 miles north of Sapphire Shores.
Sarasota County opens new $100 million administration building at 1 Apex Road
Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.
Why it matters: Relocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 10 miles east of Sapphire Shores, elsewhere in Sarasota County.

Built in 1925 (101 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
The listing reports no HOA: confirm with the county record that no deed restrictions or mandatory association apply to this parcel.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Sarasota County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 1,994 sq ft: verify it against the property appraiser's record and measure before relying on it.

Frequently asked questions
How big is 455 Acacia Drive and when was it built?
Per the listing record, 455 Acacia Drive was built in 1925 and has 1,994 sq ft of living area, 3 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 455 Acacia Drive in?
455 Acacia Drive is in Sapphire Shores in Sarasota, Sarasota County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 455 Acacia Drive have an HOA?
The listing reports no HOA. Confirm with the county record that no deed restrictions or mandatory association apply to the parcel.
Why might property taxes on 455 Acacia Drive differ from the current owner's?
The estimate on this page (about $11,175 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $9,275 more per year than the current owner’s estimated bill (+488%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 455 Acacia Drive in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.

Estimate methodology. Tax estimates apply county millage to the list price (less the homestead exemption where the parcel is matched to the certified roll) and will differ from the actual assessed bill.
