The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$744,024the mess$944,996

Actual list price: $995,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 27% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & updates — a renovated kitchen or new roof vs. dated finishes can swing value six figures; sq ft can't see it.
  • The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
  • Outliers skew it — one flip or distressed sale in the comps drags the whole $/sq ft up or down.
  • Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.

And here's what the live market is doing — which the number above ignores entirely:

  • This home: 2 days on market vs. a 14-day community median
  • 1 active listing competing
  • 7 closed here in the last 12 months

For reference, this home is listed at $995,000 ($465/sq ft) — a number set with analysis a Messtimate can't do.

St. Pete advances housing plan for nine vacant city lots

The St. Petersburg City Council unanimously approved a first reading of an ordinance to place a measure on the November 3 ballot that would remove nine vacant city lots in Methodist Town from the city's Charter Park and Waterfront Map. The change would allow up to 41 units of affordable or workforce housing, with four lots planned for single family homes and five larger parcels for multifamily housing. The lots have held park designations since 1984 but have remained vacant.

Why it matters: Advances a plan to convert nine vacant city lots into new single family and multifamily housing, adding to local housing inventory. Placing the parcels on the ballot could open long dormant land for residential construction. The site is about 1 mile south of Crescent Park Heights.

St. Pete approves temporary downtown dock for Tampa Bay ferry

The St. Petersburg City Council approved a temporary ferry dock on Bayshore Boulevard near the Vinoy in downtown St. Petersburg under a three-year contract costing about 324,200 dollars. Hubbard's Marina will operate cross bay service between downtown St. Petersburg and the Tampa Convention Center, with two vessels running year round. Service is expected to begin in October or November.

Why it matters: Establishes a temporary downtown dock and cross bay ferry connection, adding a new transit option and waterfront infrastructure serving the downtown St. Petersburg market. The site is about 2 miles southeast of Crescent Park Heights.

Blake-Related team selected to redevelop 86-acre Historic Gas Plant District

St. Petersburg selected a bid led by Blake Investment Partners, with the Related Group as co-developer, to redevelop the 86-acre Historic Gas Plant District at the Tropicana Field site. The roughly 8.1 billion dollar mixed use plan calls for more than 3,600 income-restricted residential units, a 13-acre central park, and office, retail, hotel and civic space over an estimated 20-year buildout. The developers plan to purchase about 58 acres while the city retains roughly one third.

Why it matters: Adds a large mixed use district with thousands of new residential units, a central park, and office, retail, hotel and civic space to the downtown St. Petersburg market. Redevelopment of the Tropicana Field site reshapes the surrounding property landscape and expands housing supply. The site is about 2 miles south of Crescent Park Heights.

Answered before you ask

Frequently asked questions

Why might my property taxes differ from the current owner's?

Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment can be re-set after a sale. As a result a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Where does the flood-zone information come from?

The flood designation shown (Zone X) comes from the FEMA flood map and is provided for general information. Confirm the parcel's status with FEMA and your insurer.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
