Reading it fairly: new-construction list prices are base-plus — lot premiums, options, and closing incentives move the real number both ways, and in many new communities a CDD assessment rides the tax bill for decades. Resale prices are asking, not closed — and in a market where prices fell in 13 of 14 large counties, closed comps run below asks. Where builder inventory is a large share of actives, builders’ incentive budgets effectively set the market — resale sellers competing against them should read the failed-listing data first.
