Total annual CDD assessments in Nocatee run from $1,315.42 to $3,538.63 on the St. Johns County side (FY2026 — every village, from the district’s full 10,590-lot assessment lookup) and $1,786.26 to $2,196.71 on the Duval County side (FY2026), depending on village, lot width, product type, and bond series. Each figure is the sum of two parts that appear on the property-tax bill as non-ad-valorem assessments: a debt-service assessment (repaying the bonds that built the village's infrastructure) and an operations & maintenance assessment (running the district). HOA dues and any amenity fees are separate.

Each row is the standard assessment for that village and lot type; where the document shows two active bond tiers for the same lot width, both appear. Parcels whose owners prepaid the bond pay the O&M portion only ($465.92–$998.42/yr depending on product). Lots platted after 1/1/25 are not yet on the tax rolls and are not in the district’s lookup. Commercial units (Wheelhouse Ponte Vedra) are excluded from this residential table.

The St. Johns County table now covers every village in the district’s FY2026 lookup, but some things still are not here: the separate Nocatee amenity/recreation fee (the developer states fees “vary from neighborhood to neighborhood” and publishes no single figure), HOA dues (billed by each village association), lots platted after 1/1/25 (not yet on the county tax rolls or in the district’s lookup), and parcel-level exceptions — a minority of owners have prepaid or partially prepaid their bond, so their bills are lower than the standard rows above. For any specific address, verify with the district or the county tax bill before you offer.
Nocatee spans the St. Johns/Duval county line, and its CDD history confuses buyers: the Duval portion was originally a separate district (Split Pine CDD), which merged into the Tolomato CDD in 2009 (St. Johns County record CDD AMD-2009000001). That means Duval-side villages — including Del Webb Nocatee — pay Tolomato CDD assessments, and searching for a “Split Pine CDD fee” today finds a district that no longer exists. County also changes the tax bill the assessment rides on: St. Johns parcels see it on the St. Johns County bill, Duval parcels on the Duval bill.
