Nocatee CDD Fees by Village: Actual Assessment Amounts

Real annual CDD assessments for every Nocatee village, aggregated from the Tolomato Community Development District’s official FY2026 assessment lookup documents — 10,590 platted lots, debt service and operations & maintenance per village and lot width, with sources shown. Not estimates, and not “for illustration.”

The quick answer

Total annual CDD assessments in Nocatee run from $1,315.42 to $3,538.63 on the St. Johns County side (FY2026 — every village, from the district’s full 10,590-lot assessment lookup) and $1,786.26 to $2,196.71 on the Duval County side (FY2026), depending on village, lot width, product type, and bond series. Each figure is the sum of two parts that appear on the property-tax bill as non-ad-valorem assessments: a debt-service assessment (repaying the bonds that built the village's infrastructure) and an operations & maintenance assessment (running the district). HOA dues and any amenity fees are separate.

St. Johns County side — FY2026, every village

The table below covers all 55 St. Johns County villages in the district’s FY2026 lookup — 10,590 platted lots aggregated to the standard assessment for each village and lot type. Where a village carries two bond tiers for the same lot width (common in Coastal Oaks and Riverwood, where some phases were financed on different series), both tiers are shown.

Aggregated from the Tolomato CDD “Resident Assessment Lookup 2026 — SJC” document (170 pages, 10,590 parcel rows; amounts as billed on the November 2025 county property-tax bill; accessed August 15, 2026). Each row is the standard assessment for that village and lot type; where the document shows two active bond tiers for the same lot width, both appear. Parcels whose owners prepaid the bond pay the O&M portion only ($465.92–$998.42/yr depending on product). Lots platted after 1/1/25 are not yet on the tax rolls and are not in the district’s lookup. Commercial units (Wheelhouse Ponte Vedra) are excluded from this residential table.

Transcribed from the Tolomato CDD “Resident Assessment Lookup 2026 — Duval Co.” document (valid through 8/1/25; November 2025 tax bill). Debt figures reference Series 2018B bonds, 3.95%, final payment November 2039, per the same document.

What this page does not show — and why

The St. Johns County table now covers every village in the district’s FY2026 lookup, but some things still are not here: the separate Nocatee amenity/recreation fee (the developer states fees “vary from neighborhood to neighborhood” and publishes no single figure), HOA dues (billed by each village association), lots platted after 1/1/25 (not yet on the county tax rolls or in the district’s lookup), and parcel-level exceptions — a minority of owners have prepaid or partially prepaid their bond, so their bills are lower than the standard rows above. For any specific address, verify with the district or the county tax bill before you offer.

One district, two counties

Nocatee spans the St. Johns/Duval county line, and its CDD history confuses buyers: the Duval portion was originally a separate district (Split Pine CDD), which merged into the Tolomato CDD in 2009 (St. Johns County record CDD AMD-2009000001). That means Duval-side villages — including Del Webb Nocatee — pay Tolomato CDD assessments, and searching for a “Split Pine CDD fee” today finds a district that no longer exists. County also changes the tax bill the assessment rides on: St. Johns parcels see it on the St. Johns County bill, Duval parcels on the Duval bill.

How Nocatee compares

Verified FY2025/FY2026 totals for nearby master-planned communities run $1,996–$2,662 at RiverTown (Rivers Edge CDD III), $2,322–$2,964 at Shearwater (Trout Creek CDD), and $997–$2,803 at Aberdeen — full tables with sources on our St. Johns County CDD database. Communities with no CDD at all are listed in our no-CDD communities guide.

Methodology

All assessment figures on this page are transcribed from the cited district documents and are reported per residential unit, per year, as printed for the stated fiscal year. Assessments vary by lot width, product type, phase, and bond series, and change on district budget adoption. Figures may include collection fees and early-payment discounts per each district’s presentation. Always verify the assessment for a specific parcel with the district or the St. Johns County Tax Collector before making an offer — this page is general information, not a representation about any specific property.
