Nocatee is an unincorporated master-planned community, mostly in St. Johns County, carrying a Ponte Vedra mailing address (ZIP 32081) — with a smaller set of villages, including Del Webb Nocatee, across the line in Duval County. It is not part of Jacksonville, not part of Ponte Vedra Beach, and not a city at all: services come from the counties, and community infrastructure is governed by the Tolomato CDD (the Duval side’s original Split Pine CDD merged into Tolomato in 2009). “Ponte Vedra” on the address is postal geography, valuable for search engines and prestige, meaningless for government.
