Where Exactly IS Nocatee? The Geography That Confuses Everyone

Ponte Vedra address, St. Johns County government, a slice in Duval, not in Jacksonville, and 55+ villages under one name. Here’s the map in words — and why each distinction hits your tax bill.

The quick answer

Nocatee is an unincorporated master-planned community, mostly in St. Johns County, carrying a Ponte Vedra mailing address (ZIP 32081) — with a smaller set of villages, including Del Webb Nocatee, across the line in Duval County. It is not part of Jacksonville, not part of Ponte Vedra Beach, and not a city at all: services come from the counties, and community infrastructure is governed by the Tolomato CDD (the Duval side’s original Split Pine CDD merged into Tolomato in 2009). “Ponte Vedra” on the address is postal geography, valuable for search engines and prestige, meaningless for government.

Why the distinctions cost (or save) you money

County line: St. Johns and Duval issue different tax bills with different millage — and assign different schools. Two Nocatee homes minutes apart can differ on both. Verify any specific home’s county on the property appraiser’s site, not the listing. Village: the CDD assessment varies by village and lot width from $1,315 to $3,539/yr on the St. Johns side (all 55 villages, district-verified, on our Nocatee CDD table), and HOA dues stack separately per village. Umbrella vs. village data: “Nocatee prices” blend wildly different products — the honest numbers live at village grain, which is why our Nocatee guide and each village’s own value page exist.
