Transparency about where our Jacksonville housing market chart data comes from, how we calculate derived figures, and what we're working on to make the numbers even more precise.
Data Sources
Momentum Realty's chart library uses publicly available data from named institutional sources. Where multiple sources cover the same metric, we cross-reference and note discrepancies. Our charts are intended for editorial, journalistic, and educational use. Numbers should be verified against the underlying source data for legal, financial, or investment decision-making.

How We Build Each Chart
Jacksonville Months of Inventory
Withdrawn (September 2026): we do not hold a verified historical months-of-inventory series for the metro. The chart will return when our own active-listing archive covers enough years to compute it directly.
Duval County Median Closed Price 2019-2026
Annual median closed price of every residential sale recorded in realMLS for Duval County (all property types), computed by Momentum Research from the closed-sale record: each year is the closing-count-weighted median of its four quarterly medians; 2026 covers January through June. This is a county, all-types median, so it runs below the NEFAR single-family MSA figures quoted in the press. Data provided by realMLS.
The Payment Economy 2019-2026
Derived: the Duval County median closed price for each year, financed with 10% down over 360 months at that year's Freddie Mac PMMS annual average 30-year fixed rate (2026 = year to date through September 3). Principal and interest only. A consistent buyer profile, not any one buyer's loan.
Florida Net Domestic Migration 2022-2025
U.S. Census Bureau Population Estimates, Vintage 2025, net domestic migration by estimate year (July to July): +310,892 (2022), +183,646 (2023), +58,411 (2024), +22,517 (2025). International migration is excluded from the bars and noted in the caption. Earlier vintages differ; the chart uses one vintage for all four years.
Jacksonville Affordability Gap 2019-2026
Derived: income needed = (monthly P&I from the payment chart + 1.1% of price per year in property tax + $250 per month insurance) divided by 30%, annualized. The comparison line is the ACS 2020-2024 five-year median household income for Jacksonville city ($69,872 in 2024 dollars), drawn flat because it is a single five-year estimate, not a yearly series.
What We're Working On
In the meantime, the chart library will be refreshed quarterly with the latest NEFAR monthly reports. The publication date and last-modified date on each chart page reflects the most recent data refresh.
