Momentum's Florida Market Intelligence dashboard turns live and historical Multiple Listing Service (MLS) data into a plain-language read on the Florida housing market. This page explains what each indicator measures, how often it refreshes, what it covers, and where the data comes from.

How often it updates

The dashboard is a live feed rebuilt automatically every day. Point-in-time indicators (inventory, listings under contract, mortgage rate) reflect the most recent daily pull. Trend indicators are based on monthly closed-sale medians; because a month's sales keep recording for weeks after they close, the most recent complete month is used as the current reading — currently June 2026. Incomplete partial months are excluded so a half-finished month never distorts a trend.

Coverage

Figures are aggregated across the contributing Florida MLS markets listed below, spanning Northeast Florida, Central Florida and the Gulf Coast, the Space Coast, the Daytona/Volusia area, Southeast Florida and the Panhandle. Where more than one MLS covers the same county, closed-sale counts may include a transaction reported by more than one source; median-based figures (price, price per square foot, days on market) are unaffected. Data sources & attribution

Underlying listing data is provided by the following MLSs and is used in aggregate. Individual listing data is displayed only where permitted by each MLS.

Data is deemed reliable but not guaranteed and is subject to change. These indicators are market statistics — they are not an appraisal, not an automated valuation (AVM), and not a valuation of any individual property, and should not be relied upon as the sole basis for a buying, selling, or financial decision.
