Redfin's latest estimate for the Miami metro puts 18,437 active sellers against roughly 7,258 buyers in the market, about 2.5 sellers for every buyer. A year ago the ratio was 2.6 to one, so the balance has moved back toward sellers. The seller line is counted listings; the buyer line is Redfin's model estimate, so treat the level as directional and the trend as the signal.

In 2026-07, 18,320 homes were listed for sale across the Miami market and 2,217 went under contract. A year earlier the counts were 22,344 and 2,303, so homes for sale are down 18.0% and contracts are down 3.7% over twelve months. When both lines move together, the balance between buyers and sellers holds roughly steady.
