Why HOA fees matter so much in Ocala.

Ocala's HOA fee landscape is bimodal. Active-adult communities — Stone Creek, OTOW, Trilogy, JB Ranch, and similar — carry premium HOA dues ($2,000-$4,500/year) because the amenity packages are substantial (pools, fitness centers, golf, pickleball, clubhouses, programming). Family-oriented communities carry much lighter fees ($300-$1,500/year) for more modest amenities.

CDD bonds exist in a subset of Ocala-area communities (Marion Oaks sections, some newer developments) but are less common than in NEFL master-planned communities. When present, they typically add $1,000-$2,000/year billed alongside property tax.

Amenity transfer fees are a hidden cost particular to Ocala's active-adult communities. Many communities charge $2,500-$5,000 as a one-time fee at closing on top of regular dues. Verify this for any 55+ community you're considering.

Always verify the specific HOA, CDD, and transfer fees for any address you're considering before writing an offer.

Figures are estimated annual amounts as of Q2 2026. Active-adult dues typically include extensive amenity access; family community dues typically cover common areas only.

What active-adult HOA dues actually buy.

Active-adult community HOA dues in Ocala buy meaningful lifestyle infrastructure. A $3,000-$4,000/year membership at Trilogy or Stone Creek includes access to multiple pools, full fitness centers, pickleball courts, golf (varies by community), and a programming calendar of clubs, classes, and social events that genuinely shapes the buyer experience.

The question for buyers: which amenities will you actually use? A buyer who plays pickleball five days a week and uses the fitness center daily is extracting clear value from $3,000+ dues. A buyer who joins for the gated security and rarely uses amenities is paying for capacity they don't consume.

The honest take

Ocala's active-adult communities have the highest HOA fees of any segment in Marion County, but they also have the most concentrated amenity value. The mistake we see is buyers underestimating how much their day-to-day quality of life will actually depend on these amenities — and overpaying for unused capacity, OR underpaying and ending up isolated in a value community without the social infrastructure they wanted. Tour multiple before committing.

Methodology

HOA dues drawn from public association disclosure documents and verified with listing agents and community management. CDD bond payments pulled from each district's most recent annual budget filings. Always verify the specific lot's CDD assessment, amenity transfer fees, and current HOA dues before contract.
