Redfin's latest estimate for the Tampa metro puts 24,843 active sellers against roughly 14,222 buyers in the market, about 1.7 sellers for every buyer. A year ago the ratio was 2.1 to one, so the balance has moved back toward sellers. The seller line is counted listings; the buyer line is Redfin's model estimate, so treat the level as directional and the trend as the signal.

In 2026-07, 8,793 homes were listed for sale across the Tampa market and 1,777 went under contract. A year earlier the counts were 9,455 and 2,026, so homes for sale are down 7.0% and contracts are down 12.3% over twelve months. When both lines move together, the balance between buyers and sellers holds roughly steady.

Hillsborough asks $2,016, -1.0% in a year and 48% above 2019 levels. Asking rent describes new listings, not renewals, so a flat or falling line here reaches sitting tenants slowly and shows up first in concessions on new leases.

Florida Realtors publishes Hillsborough and Pinellas as one market. The two counties moved 15 points apart on volume, and Pinellas now sells new construction at two and a half times the price of a resale.
Florida Realtors released July 2026 statewide figures Monday. Both halves of the market sold more homes than a year ago. Only one of them got more expensive.
