Context sources. Median household income: U.S. Census American Community Survey 5-year estimates, 2023 vintage. Property tax: county millage, FY2025-26 adopted, applied to the median closed price less Florida's $50,000 homestead exemption, an estimate for a homesteaded primary residence, not a tax bill, and municipal and special-district millage varies within every county. Fair market rent: HUD, by bedroom count. Zillow Home Value Index: a different methodology from ours. ZHVI estimates the value of the typical home, while our figure is the median of homes that actually closed, so the two will not match and the gap is shown rather than hidden. Inventory and price-cut share: county series, June 2026 vintage. Multi-county markets weight each county by its closed-sale count.
Florida Realtors publishes Miami, Fort Lauderdale and West Palm Beach as a single metropolitan area. July's county figures show the three moving in different directions.
Florida Realtors released July 2026 statewide figures Monday. Both halves of the market sold more homes than a year ago. Only one of them got more expensive.
Statewide the median is up 1.8%. Underneath it, the Atlantic coast is running high single digits while southwest Florida and the Panhandle are flat or falling.
Method. Monthly medians of closed residential sales for Palm Beach County. The partial current month is excluded rather than plotted short. County-months with fewer than 25 closed sales are dropped. Multi-county figures are an n-weighted average of county medians, which approximates a pooled median but is not one. Data may be preliminary and subject to revision by its source.
