First-Time Home Buyer in Georgia (2026)

A first-time buyer in Georgia in 2026 has three levers: Georgia Dream ($10,000 standard, $12,500 PEN and CHOICE, 0% deferred, income to $158,188, homes to $625,000); a low-down first mortgage (FHA 3.5%, conventional 3%, VA and USDA 0%); and choosing a county where the tax bill and the median price leave room. Georgia has no statewide cap on your assessed value like Florida’s Save Our Homes, so the property tax you see on a listing is close to the one you will pay, which makes Georgia easier to budget than most buyers expect.

The five steps, in order

Property tax: budget it by county

Georgia assesses at 40% of fair market value and applies county, city and school millage to that, with a homestead exemption reducing the taxable base for owner-occupants. Rates differ enough that the same $400,000 house can carry a different annual bill across a county line. County-by-county rates and worked examples.

Questions first-time buyers ask

What programs are there for first-time home buyers in Georgia?
Georgia Dream is the statewide one: $10,000 standard or $12,500 for PEN and CHOICE as a 0% deferred second mortgage, on an FHA, VA, USDA or conventional first mortgage from a participating lender. Peach Plus and Peach Advantage extend assistance to repeat buyers with higher limits. VA and USDA loans are zero-down on their own.
How much do I need to put down as a first-time buyer in Georgia?
As little as 0% with VA or USDA, 3% conventional, 3.5% FHA. Georgia Dream can cover most or all of the FHA minimum on a home under about $285,000 and a large share above that.
What credit score do I need to buy a house in Georgia?
For Georgia Dream, 640 (660 for manufactured housing). FHA loans exist below that at higher cost; conventional pricing improves materially above 700.
What income counts as first-time buyer in Georgia?
Georgia Dream Standard allows household income up to $137,555 for one or two people and $158,188 for three or more; Peach Plus goes to $206,333 and $237,282.
Does Georgia have a first-time buyer tax credit?
Not a state one. Homestead exemption is the tax benefit every owner-occupant gets, and it must be filed with the county by April 1 after you move in; some counties add a local exemption on top.
Is it cheaper to buy in Georgia than Florida?
For carrying costs, usually yes: insurance is lower away from the coast and there is no property-tax reset shock at purchase because Georgia assesses at market value for everyone. Purchase prices depend on the metro; our city pages show live medians.
