How Florida property tax is calculated: taxable value × the county's total millage ÷ 1,000. A new buyer is assessed at roughly the purchase price; a homesteaded owner takes up to $50,000 off that value (the second $25,000 does not apply to school taxes) and future increases are capped at 3% a year. On a $350,000 homesteaded home the 67-county average is about $4,900 a year ($408/month) at an average 15.82 mills; Monroe County is lowest at 8.82 mills and St. Lucie County highest at 22.85.

Included: county, city (county-wide average), school and special-district ad valorem millage; the $25,000 base and $25,000 additional homestead exemptions; the 3% Save Our Homes cap for the year-2 estimate; portability of up to $500,000 of prior benefit. Not included: CDD bond assessments, solid waste, fire and stormwater fees, the 10% non-homestead cap, senior, veteran and disability exemptions, and city-specific millage differences inside a county. Florida property tax calculator: questions buyers ask.

How do I calculate property tax in Florida?
Taxable value times the total millage divided by 1,000. For a new buyer the assessed value is roughly the purchase price; subtract the $25,000 base homestead exemption from everything and a further $25,000 (on value between $50,000 and $75,000) from the non-school portion, then apply the county's total millage. On a $350,000 homesteaded home the 67-county average is about $4,900 a year at 15.82 mills.
Why is my property tax higher than the seller paid?
Save Our Homes caps a homesteaded owner's assessed value at 3% growth a year, so a long-time owner can be assessed well below market. A sale resets the assessment to just value the following January 1. Your year-1 bill is based on what you paid, not on the seller's capped number, which is why the seller's tax bill in the listing is not your tax bill.
How much is the Florida homestead exemption worth?
Up to $50,000 off the assessed value: the first $25,000 applies to all taxing authorities including schools; the second $25,000 (on the assessed value between $50,000 and $75,000) applies to everything except school taxes. You must own and occupy the home as your permanent residence on January 1 and file with the county property appraiser by March 1.
Which Florida county has the lowest and highest property tax rate?
At FY2025-26 millage the lowest total rate in this table is Monroe County at 8.82 mills and the highest is St. Lucie County at 22.85 mills. Rates are county-wide totals; a city or CDD inside the county can add to them.
Does this calculator include CDD fees, non-ad valorem assessments or insurance?
No. It covers ad valorem property tax only. Community Development District bonds, solid waste, fire and stormwater assessments appear on the same bill as separate lines, and some communities add several thousand dollars a year. Check the community page for CDD status and the county page for typical non-ad valorem items.
Can I take my Save Our Homes savings to a new home (portability)?
Yes. Florida lets a homesteaded owner move up to $500,000 of accumulated Save Our Homes benefit to a new homestead within three years. Enter your prior benefit in the calculator to see the effect; the property appraiser calculates the exact figure when you file.
