Florida's statutory reading window for condo buyers: 3 days on resale, 15 from a developer.
The clock starts at the later of executing the contract or receiving the required documents — so late delivery extends the right. Cancellation within the window is unconditional: written notice, deposit returned. The right cannot be waived in the contract; Chapter 718 language to that effect is void.
In the current market, prioritize: the budget (does it fund the SIRS schedule?), the most recent SIRS and milestone reports, the Q&A sheet, recent meeting minutes if you can obtain them, and the leasing/rental restrictions in the declaration if flexibility matters to you. Three days is short — line up the reading before documents arrive, and pair the window with your inspection period.
Developer (new-construction) purchases carry the longer 15-day right and a larger prospectus-style document set. Resales carry the 3-business-day right and the current governing documents. In both cases the window is about the association's health, not the unit's condition — that's the inspection period's job.
