Estimate: asking price less the $50,000 homestead exemption × Broward County rate (19.84 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $7,550/yr ($629/mo) — taxable value $380,588 × 19.84 mills
$11,250 more each year

Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

What it really costs to own 4953 Kensington Circle
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $7,550/yr (certified county roll, taxable value × millage). Buy at the asking price of $997,000 and the first-year bill resets to about $18,800/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 19.84 mills); Save Our Homes caps later increases at 3%/yr.
HOA dues
$68/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Broward County is $1,561/yr (35,154 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $4,000–$8,000/yr; neither is a quote.
Roof and age
Built in 1997. An original roof would be about 29 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.
Estimated carrying cost at the asking price, before the mortgage: about $1,765/month (tax $1,567, HOA $68, insurance $130). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$967,265the mess$976,970
Stronger local evidence — 6 comparable closed sales in KENSINGTON, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $997,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 1% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a 1997 home may have had its roof, kitchen, or HVAC replaced since, or not; sq ft can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — this home carries HOA dues of $68/mo; with insurance and any seller-paid buydown, that changes what a buyer actually pays, and a sq ft estimate ignores all of it.
The pool — a private pool carries cost and value that living area doesn't capture.
And here's what the live market is doing — which the number above ignores entirely:
This home: 193 days on market vs. a 18-day community median
7 active listings competing, 2 under contract
≈3.5 months of supply
12 closed here in the last 12 months
For reference, this home is listed at $997,000 ($308/sq ft). The list price is the seller's asking price and is not derived from this range.

Broward County seeks land use change for 154-acre mixed-use district around Amerant Bank Arena in Sunrise
Broward County submitted an application to the city of Sunrise to change the land use designation of a 154-acre site, much of it the arena parking lot. The concept includes about 1,400 multifamily units (15 percent affordable), 300,000 square feet of commercial space, 1.6 million square feet of office or educational space, 600 hotel rooms and about 10 acres of public space. Sunrise commissioners must act first, and an adoption hearing would likely follow within six months.
Why it matters: If approved, the plan would add housing supply, office and hotel space and retail access in west-central Broward over a multi-year buildout. The site is about 10 miles south of Kensington.
Two-tower Ombelle Fort Lauderdale starts construction at 300 NE 3rd Avenue
Sky Equity Group is building two 44-story towers with 754 residences on a two-acre downtown site it bought for $27 million in 2021. The developer plans to spend more than $50 million and is acting as general contractor, with ODA Architecture as architect. Completion is slated for 2028.
Why it matters: The project would add several hundred downtown residences within walking distance of offices, dining and transit. The project is about 15 miles southeast of Kensington, elsewhere in Broward County.
Construction Starts on 376-Unit 'The Cove' at 1055 N. Federal Highway in Fort Lauderdale
Affiliated Development has started construction on The Cove, an eight-story, 376-unit apartment building at 1055 North Federal Highway on the former Link hotel site. About 206 of the units are designated workforce housing under the Live Local Act, backed by a 74 million dollar construction loan from Pacific Life. Move-in is anticipated in spring 2028.
Why it matters: Adds a large workforce-oriented rental supply along the North Federal Highway corridor and redevelops a former hotel parcel into housing. The project is about 14 miles southeast of Kensington, elsewhere in Broward County.
$54 Million Pre-Construction Loan Secured for ODA-Designed Skyscrapers in Fort Lauderdale
Dependable Equities secured a 54 million dollar pre-construction loan from CDK Capital for two ODA-designed towers south of the New River near Las Olas Boulevard, at 101 Southeast 7th Street and 633 Southeast 3rd Avenue. The towers would rise about 557 and 563 feet with roughly 1,460 condominium and multifamily residences and about 14,000 square feet of ground-floor commercial space. Construction is anticipated to begin in early 2028.
Why it matters: Positions two high-rise residential towers and ground-floor commercial space for the downtown Fort Lauderdale market south of the New River. The project is about 15 miles southeast of Kensington, elsewhere in Broward County.

Items worth confirming for 4953 Kensington Circle, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 1997 (29 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
HOA dues are listed at $68/mo: request the current budget, reserves, and rules before relying on that figure or on any restriction.
Look up the parcel on FEMA's Flood Map Service Center and confirm with your insurer whether flood insurance is required.
Get a homeowners insurance quote for this specific address in Broward County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Private pool: confirm the barrier or alarm meets the state residential pool safety code and ask for pump, heater, and resurfacing records.
Listed living area is 3,235 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $18,800/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $11,250 more per year than the current owner’s estimated bill (+149%). Exemptions and portability change the actual bill — confirm with the county property appraiser.
School zoning shown here comes from district data and changes; confirm the assigned schools directly with the district before relying on them.

How big is 4953 Kensington Circle and when was it built?
Per the listing record, 4953 Kensington Circle was built in 1997 and has 3,235 sq ft of living area, 5 bedrooms and 3.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 4953 Kensington Circle in?
4953 Kensington Circle is in Kensington in Coral Springs, Broward County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 4953 Kensington Circle have an HOA, and how much are the dues?

Why might property taxes on 4953 Kensington Circle differ from the current owner's?
The estimate on this page (about $18,800 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $11,250 more per year than the current owner’s estimated bill (+149%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 4953 Kensington Circle in a flood zone?
A flood designation has not been verified for this address. Look up the parcel on FEMA's Flood Map Service Center (msc.fema.gov) and confirm with your insurer.
