The Messtimate™

The Messtimate

This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.

$1,673,056the mess$2,132,284

Actual list price: $1,895,000 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.

A 27% spread on the same house — and that gap is exactly what an automated guess can't see:

  • Condition & finishes — as new construction, builder upgrades and finish level aren't in a sq ft number.
  • The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
  • Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
  • Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.

And here's what the live market is doing — which the number above ignores entirely:

  • 1 active listing competing
  • 0.3 months of supply
  • 10 closed here in the last 12 months

For reference, this home is listed at $1,895,000 ($879/sq ft) — a number set with analysis a Messtimate can't do.

St. Pete approves temporary downtown dock for Tampa Bay ferry

The St. Petersburg City Council approved a temporary ferry dock on Bayshore Boulevard near the Vinoy in downtown St. Petersburg under a three-year contract costing about 324,200 dollars. Hubbard's Marina will operate cross bay service between downtown St. Petersburg and the Tampa Convention Center, with two vessels running year round. Service is expected to begin in October or November.

Why it matters: Establishes a temporary downtown dock and cross bay ferry connection, adding a new transit option and waterfront infrastructure serving the downtown St. Petersburg market. The site is less than a mile east of The Nolen.

St. Pete advances housing plan for nine vacant city lots

The St. Petersburg City Council unanimously approved a first reading of an ordinance to place a measure on the November 3 ballot that would remove nine vacant city lots in Methodist Town from the city's Charter Park and Waterfront Map. The change would allow up to 41 units of affordable or workforce housing, with four lots planned for single family homes and five larger parcels for multifamily housing. The lots have held park designations since 1984 but have remained vacant.

Why it matters: Advances a plan to convert nine vacant city lots into new single family and multifamily housing, adding to local housing inventory. Placing the parcels on the ballot could open long dormant land for residential construction. The site is less than a mile west of The Nolen.

Blake-Related team selected to redevelop 86-acre Historic Gas Plant District

St. Petersburg selected a bid led by Blake Investment Partners, with the Related Group as co-developer, to redevelop the 86-acre Historic Gas Plant District at the Tropicana Field site. The roughly 8.1 billion dollar mixed use plan calls for more than 3,600 income-restricted residential units, a 13-acre central park, and office, retail, hotel and civic space over an estimated 20-year buildout. The developers plan to purchase about 58 acres while the city retains roughly one third.

Why it matters: Adds a large mixed use district with thousands of new residential units, a central park, and office, retail, hotel and civic space to the downtown St. Petersburg market. Redevelopment of the Tropicana Field site reshapes the surrounding property landscape and expands housing supply. The site is about 1 mile southwest of The Nolen.

Buyer research checklist

Items worth confirming for 126 4Th Avenue #601, chosen from what the record shows. This is general guidance, not advice about this specific property.

  • New construction: get the builder's warranty terms and the certificate of occupancy in writing, and ask which finishes shown are upgrades.
  • Condominium: request the association's budget, reserves, the most recent milestone or structural inspection report, and two years of meeting minutes before relying on the dues.
  • FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
  • Get a homeowners insurance quote for this specific address in Pinellas County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
  • Listed living area is 2,156 sq ft: verify it against the property appraiser's record and measure before relying on it.
  • Order a survey to confirm lot boundaries and easements.
  • Review permit history with the county.
  • Property taxes: the estimate on this page (about $19,898/yr) assumes reassessment at the list price; the seller's homestead cap does not transfer, so their current bill is not a guide.
  • Confirm school zoning directly with the district.

Answered before you ask

Frequently asked questions

How big is 126 4Th Avenue #601 and when was it built?

Per the listing record, 126 4Th Avenue #601 was built in 2024 and has 2,156 sq ft of living area, 3 bedrooms and 3.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.

What community is 126 4Th Avenue #601 in?

126 4Th Avenue #601 is in The Nolen in St Petersburg, Pinellas County. The community section on this page shows recent closed sales, days on market, and active inventory for The Nolen from the same MLS data.

Why might property taxes on 126 4Th Avenue #601 differ from the current owner's?

The estimate on this page (about $19,898 per year) assumes reassessment at the list price. Florida's Save Our Homes rule caps annual assessment increases for homesteaded owners, and the assessment resets after a sale, so a new owner's bill may differ from the seller's. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.

Is 126 4Th Avenue #601 in a flood zone?

The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.

Can I rely on the figures on this page?

No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
