Estimate: asking price less the $50,000 homestead exemption × Alachua County rate (16.56 mills, adopted 2025 millage). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.
Current owner’s estimated bill $5,075/yr ($423/mo) — taxable value $306,617 × 16.56 mills

Most of this comes from Florida’s Save Our Homes assessment cap resetting when the home sells — the current owner’s protected assessment does not transfer to a new buyer.

What it really costs to own 2219 Nw 17Th Avenue
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $5,075/yr (certified county roll, taxable value × millage). Buy at the asking price of $468,900 and the first-year bill resets to about $6,925/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 16.56 mills); Save Our Homes caps later increases at 3%/yr.
HOA dues
The listing states there is no HOA.
Home and flood insurance
The average Citizens Property Insurance premium in Alachua County is $1,020/yr (714 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $2,000–$4,500/yr; neither is a quote. Flood: this address maps to FEMA zone X, outside the high-risk zone; flood insurance is optional but most lenders and insurers recommend it. Statewide, a zone X flood policy runs about $500–$700/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1967. An original roof would be about 59 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.
Estimated carrying cost at the asking price, before the mortgage: about $662/month (tax $577, insurance $85). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate™
The Messtimate
This is a deliberately dumb estimate — living area times a range of recent neighborhood $/sq ft, and nothing else. It is not an appraisal, not market value, and not a valuation of this home. Even a tight range from comparable sales can’t price a specific home — here’s why.
$437,936the mess$515,984
Stronger local evidence — 6 comparable closed sales in FOREST RIDGE, closed within the last 18 months, same property type, living area within 30% of this home.
Actual list price: $468,900 — compare it against the range above. The Messtimate is a blind sqft estimate; the list price reflects this specific home.
A 18% spread on the same house — and that gap is exactly what an automated guess can't see:
Condition & updates — a 1967 home may have had its roof, kitchen, or HVAC replaced since, or not; sq ft can't see either.
The lot & views — a premium golf, water, or preserve lot vs. a road-facing one: same sq ft, very different price.
Outliers skew it — the band above comes from 6 nearby sales; one flip or distressed sale moves the whole $/sq ft.
Carrying costs & concessions — CDD, HOA, insurance, and seller-paid buydowns change what a buyer actually pays.
The pool — a private pool carries cost and value that living area doesn't capture.
And here's what the live market is doing — which the number above ignores entirely:
This home: 1 days on market vs. a 52-day community median
545 active listings competing, 120 under contract
4 closed here in the last 12 months
For reference, this home is listed at $468,900 ($216/sq ft). The list price is the seller's asking price and is not derived from this range.

Gainesville celebrates $25 million HUD Choice Neighborhoods grant for East Gainesville
The city and Gainesville Housing Authority marked a $25 million HUD Choice Neighborhoods grant covering a 1.5-square-mile area of East Gainesville. Plans include 72 new units on a site near University Avenue and Williston Road and replacement of 100 units at Pine Meadows and Pine Terrace, with possible mixed-use development. The award was announced Sept. 3.
Why it matters: New and rehabilitated housing plus possible mixed-use space would add housing supply and services in East Gainesville. The project is about 11 miles north of Zz Stellar Alachua Unassigned, elsewhere in Alachua County.
Gainesville Plan Board recommends denying land use change for Cottages at Depot Park
The City Plan Board voted 4-3 to recommend denying a new land use and Urban 6 zoning for about 2 acres at the Cottages at Depot Park, which has about 37 existing units. The zoning would have allowed a drive-thru by right. The City Commission makes the final decision, and current zoning already allows redevelopment.
Why it matters: The outcome affects whether a small near-downtown parcel can be redeveloped at higher density with commercial uses. The project is about 10 miles north of Zz Stellar Alachua Unassigned, elsewhere in Alachua County.
Alachua County budgets $106 million for roads and expands pothole repair
County Manager Michele Lieberman said the 2026-27 budget includes $106 million for roads across a 700-mile network. The county now runs four pothole crews six days a week, added milling and resurfacing to its Watson Construction contract, and is adding a $500,000 amendment for more repairs.
Why it matters: Added road funding and resurfacing should improve driving conditions on county roads and affect commute reliability. The site is about 11 miles north of Zz Stellar Alachua Unassigned.
GRU Authority approves demolition of Power District buildings ahead of possible land sale
The GRU Authority voted 3-0 to hire SGLC for $458,000 to demolish most buildings and remove asbestos on the roughly nine-acre Power District northeast of Depot Park. Demolition starts at the end of September and is to finish by Thanksgiving. GRU plans to sell the land, which it expects to bring at least $7.5 million.
Why it matters: Clearing about nine acres near Depot Park opens a possible future redevelopment site close to downtown. The project is about 11 miles north of Zz Stellar Alachua Unassigned, elsewhere in Alachua County.

Items worth confirming for 2219 Nw 17Th Avenue, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 1967 (59 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
The listing reports no HOA: confirm with the county record that no deed restrictions or mandatory association apply to this parcel.
FEMA flood zone X: flood insurance is not usually required, but get a quote anyway — FEMA reports roughly one in four flood claims come from outside high-risk zones.
Get a homeowners insurance quote for this specific address in Alachua County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Private pool: confirm the barrier or alarm meets the state residential pool safety code and ask for pump, heater, and resurfacing records.
Listed living area is 2,168 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $6,925/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $1,850 more per year than the current owner’s estimated bill (+36%). Exemptions and portability change the actual bill — confirm with the county property appraiser.

Frequently asked questions
How big is 2219 Nw 17Th Avenue and when was it built?
Per the listing record, 2219 Nw 17Th Avenue was built in 1967 and has 2,168 sq ft of living area, 4 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 2219 Nw 17Th Avenue in?
2219 Nw 17Th Avenue is in Forest Ridge in Gainesville, Alachua County. The comparable-sales section on this page shows recent closed sales nearby from the same MLS data.
Does 2219 Nw 17Th Avenue have an HOA?
The listing reports no HOA. Confirm with the county record that no deed restrictions or mandatory association apply to the parcel.
Why might property taxes on 2219 Nw 17Th Avenue differ from the current owner's?
The estimate on this page (about $6,925 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $1,850 more per year than the current owner’s estimated bill (+36%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 2219 Nw 17Th Avenue in a flood zone?
The FEMA flood map places this parcel in Zone X, outside the special flood hazard area, so flood insurance is not usually required by a lender. It is still available and worth quoting; confirm the parcel's status with FEMA and your insurer.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
