Estimate: asking price less the $50,000 homestead exemption × Sarasota County rate (13.48 mills, county-average millage, 2025; verify with the property appraiser). Not a bill.
⚠️
Property taxes in Florida are reassessed after a sale, so a buyer’s first full-year bill can be higher than the seller’s. Budget from this estimate, not the current bill, before you make an offer.

What it really costs to own 4906 Sea Island Avenue
The parts of the monthly number a mortgage calculator leaves out, from this listing's MLS record, the county tax roll, Citizens and FEMA. Property facts only.
Property tax
The current owner's bill is about $775/yr (certified county roll, taxable value × millage). Buy at the asking price of $239,900 and the first-year bill resets to about $2,550/yr (the parcel is matched to the certified roll; asking price less the $50,000 homestead exemption × 13.48 mills (county-average millage, estimate)); Save Our Homes caps later increases at 3%/yr.
HOA dues
$131/month per the listing record. Dues cover what the association documents say they cover; ask for the budget and reserve study before you close.
Home and flood insurance
The average Citizens Property Insurance premium in Sarasota County is $2,126/yr (4,849 policies, Citizens detail by county, April 2026); private-market quotes differ by roof age, wind mitigation and distance to the coast. The page's modeled range for this home is $1,000–$2,500/yr; neither is a quote. Flood: this address maps to FEMA zone AE, a high-risk zone where flood insurance is required with a federally backed mortgage. Statewide, a zone A/AE/VE flood policy runs about $1,200–$2,500/yr (FEMA Risk Rating 2.0 averages, not a quote).
Roof and age
Built in 1966. An original roof would be about 60 years old; under Florida's 2022 reform (SB 2-D) carriers may require an inspection past 15 years, so budget for a roof report and ask for the roof permit date.
Estimated carrying cost at the asking price, before the mortgage: about $521/month (tax $212, HOA $131, insurance $177). An estimate from the sources above, not a quote; the monthly-cost calculator on this page adds the loan.

The Messtimate™
The Messtimate
Insufficient local evidence for an automated estimate. The Messtimate is a deliberately simple range — living area × recent closed-sale $/sq ft from comparable homes nearby — and it only renders when at least 3 defensible sales exist within about 10 miles in Sarasota County in the last 18 months. Only 2 qualify for this home, so no dollar range is shown. It is not an appraisal or a valuation.
Want a property-specific value review? A licensed Momentum Realty agent can prepare a free comparative market analysis using the home, the lot, its condition, and the live market.
Methodology: the range would be 1,560 sq ft × the interquartile $/sq ft of comparable closed sales (same property type, living area within 30%, closed within 18 months, nearest verified subdivision, 3-mile, then 10-mile same-county stage). Estimate for general information only; never an appraisal, valuation, or offer. Updated October 20, 2026.

Manatee County approves one-year moratorium on new data center projects
Manatee County commissioners unanimously approved a one-year pause on accepting, processing and approving new data center projects. The county wants time to study energy, water and infrastructure effects and write rules. Commissioners said no data center projects are currently planned in the county, and the move follows North Port's 18-month moratorium.
Why it matters: The pause limits large-load industrial development in Manatee while rules are written, which bears on utility capacity and land use planning. The site is about 9 miles north of Tri Par Estates.
Proposed 324-unit 1899 Fruitville apartment project in downtown Sarasota falls through
A plan by Bristol Development Group for 324 apartments, called 1899 Fruitville, near Fruitville Road and Washington Boulevard is no longer moving forward. Landlords told tenant business owners the project was voided. It had partial city approvals and was reportedly close to final permitting.
Why it matters: The loss of 324 planned apartments removes expected rental supply near downtown Sarasota and leaves the cottage commercial cluster in place for now. The site is about 3 miles south of Tri Par Estates.
Manatee County advances $125 million in stormwater and flood mitigation projects
County commissioners are directing $125 million in federal disaster recovery money to 12 county projects and 10 projects across six cities and one town. The largest, about $25 million, would add automated outfall structures in the Pierce Drain area to reduce flooding at Center Lake. Bradenton expects about $16 million for five projects, and no completion dates were given.
Why it matters: Drainage upgrades in repeatedly flooded areas affect local flood exposure, insurance considerations and long-term site readiness. The site is about 6 miles north of Tri Par Estates.
Sarasota County opens new $100 million administration building at 1 Apex Road
Sarasota County moved operations into a 121,160 square foot administration building at 1 Apex Road off I-75. It replaces the former building on Ringling Boulevard downtown, which was sold to a developer for about $25 million. Total cost was about $100.15 million, including more than $22 million from a voter-approved surtax.
Why it matters: Relocating county services to the I-75 corridor shifts daily government traffic away from downtown and frees the Ringling Boulevard site for redevelopment. The project is about 8 miles east of Tri Par Estates, elsewhere in Sarasota County.

Items worth confirming for 4906 Sea Island Avenue, chosen from what the record shows. This is general guidance, not advice about this specific property.
Built in 1966 (60 years): ask for the roof and HVAC replacement dates — insurers commonly ask for roof age on homes this old, and it changes the premium.
HOA dues are listed at $131/mo: request the current budget, reserves, and rules before relying on that figure or on any restriction.
FEMA flood zone AE: lenders generally require flood insurance here — get an elevation certificate and a flood quote before the inspection period ends.
Get a homeowners insurance quote for this specific address in Sarasota County; a wind-mitigation inspection and, on older homes, a four-point inspection can change the premium.
Listed living area is 1,560 sq ft: verify it against the property appraiser's record and measure before relying on it.
Order a survey to confirm lot boundaries and easements.
Review permit history with the county.
Property taxes: the estimate on this page (about $2,550/yr) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $1,775 more per year than the current owner’s estimated bill (+229%). Exemptions and portability change the actual bill — confirm with the county property appraiser.

Frequently asked questions
How big is 4906 Sea Island Avenue and when was it built?
Per the listing record, 4906 Sea Island Avenue was built in 1966 and has 1,560 sq ft of living area, 2 bedrooms and 2.0 bathrooms. Living area and lot size come from the MLS record and should be verified against the county property appraiser.
What community is 4906 Sea Island Avenue in?
4906 Sea Island Avenue is in Tri-Par Estates in Sarasota, Sarasota County. Too few comparable closed sales exist nearby for this page to show local sales statistics; a licensed agent can prepare a comparative market analysis.
Does 4906 Sea Island Avenue have an HOA, and how much are the dues?
The listing reports HOA dues of $131 per month. Dues, what they cover, and the community's rules should be confirmed from the association's current documents before relying on them.
Why might property taxes on 4906 Sea Island Avenue differ from the current owner's?
The estimate on this page (about $2,550 per year) assumes reassessment at the list price less the homestead exemption. Estimated buyer taxes are about $1,775 more per year than the current owner’s estimated bill (+229%). Florida reassesses a home after it sells; for a homesteaded seller the Save Our Homes cap on their assessment does not transfer, and a buyer's own exemptions and portability are applied separately, so the two bills usually differ. Any tax figure shown here is an estimate, not the actual bill — confirm with the county property appraiser and tax collector.
Is 4906 Sea Island Avenue in a flood zone?
The FEMA flood map places this parcel in Zone AE, a special flood hazard area where lenders generally require flood insurance on a mortgaged purchase. Confirm the parcel's status with FEMA and your insurer, and ask for an elevation certificate.
Can I rely on the figures on this page?
No. Estimated taxes, insurance, payments, and any market or comparable-sales summary are opinions and estimates for general information only and should not be relied upon. Verify all information independently before making any decision.
